" A Grade II Listed conversion of a former armoury dating back to the Crimean war (approximately 1856) and situated in a waterside position. The property was skilfully converted approximately 10 years ago and retains the character and prestige of the building, whilst providing contemporary open-plan living. The accommodation comprises: 2 double bedrooms (en-suite to master), bathroom, open-plan sitting/dining room and kitchen, pantry, cloakroom, storage, allocated parking, gas fired central heating. Riverside views from a footpath adjacent to the building.

? PROPERTY AND LOCATION: This freehold post-Georgian property is one of ten houses that were converted from the former Royal Navy Armaments Depot, Magazine C, as far as we understand. The building was solidly constructed with double skinned brick walls and retains the original oak beams which, as far as we understand, formed the bays within part of the storage facility for gunpowder barrels and munitions. The Armoury is surrounded at the perimeter of the grounds by the original tall protecting walls with earth banked ballast to each side with trees, which are mainly established oaks. The building is situated on the edge of the River Test with views overlooking Southampton Docks. There is a local Yacht Marina accessible within approximately 500 yards and we understand that there may be potential moorings available subject to availability and membership etc. The Village centre of Marchwood is within approximately 1 mile distant with a selection of local facilities and services. The New Forest National Park is accessible within approximately 1.5 miles providing a wealth of leisure pursuits and activities. There are supermarkets at Applemore (approximately 4 miles) and Totton (approximately 3.5 miles). The nearest Railway Station is at Totton providing rail links to Southampton and onwards to London. The M27 motorway is accessible within approximately 5 miles.

BATHROOM: 8'1" x 6'7" (2.46m x 2m).

OUTSIDE:    The property is approached to the front over a communal driveway which provides access to the off road parking. Driveway extends beyond the car park and provides foot access to the riverside area. There is an inner courtyard which provides a pleasant internal space accessible through wrought iron gates.
