" If its a 3 bed family home that is top of your wish list, then we have just the one. Three very generous size bedrooms, 22ft lounge / diner, fully fitted kitchen with loads of cupboard space. Then there's the essential downstairs loo and a family shower room upstairs, gas central heating powered by a boiler which is only 18 months old, UPVC double glazed windows throughout. Gardens front and back.!! That should be everything on your wish list well and truly ticked !! I told you we had it all......
This lovely home with bags of space is priced realistically as you could move straight in and put your own mark on it as and when you can. Its neatly tucked away on a quiet side road in the heart of the historic village of Farnley. Viewing is a must........
Ideally located in the centre of the village and close to all the local amenities and shops. Buses to Leeds via Wortley, Armley and Roundhay can be be caught at the end of the road and a short walk will get you a bus to the nearby market town of Pudsey where a whole host of local shops, a sport centre with swimming pool and a fabulous play park for the children at Pudsey Park can be found. The nearest train station is at Bramley and only 1.5 miles away. Access to the regions motorway network couldn't be easier via the M621, M1 and M62 junctions which are only a 10 minute drive.
For youngsters there are two excellent primary schools, Lawns Park and Ryecroft Academy both within walking distance as is the popular secondary school The Farnley Academy for older children. Pre-school children have a choice of day nurseries in the area and all on the bus route.
With country walks on your doorstep there's no excuse not to be out and about. The beautiful Farnley Hall and parkland is a stroll away and is a popular place for excersising the dogs or for a steady walk through the park and wooded area. Further afield, but still within walking distance there are many country walks over open field and farmland with some stunning scenery to boot.
The Leeds White Rose shopping centre, with its abundance of out of town high street shops and eateries is a short drive away as is the Pudsey Owlcotes centre with Marks and Spencer and Asda on site.

There is a stainless steel sink and drainer with mixer tap underneath the window which overlooks the rear garden. Inset ceiling spots over the sink and centre ceiling spotlights.A part glazed door leads to the rear garden.
