" Here we are tucked neatly away at the top of Butterbowl Grove in a rather commanding position looking towards the village from the front and views over Farnley and Wortley to the rear. We have three double bedrooms all with built in wardrobes and storage, A 22ft lounge diner, a modern fully fitted kitchen with integrated electric oven and hob. The family friendly downstairs loo and a family bathroom upstairs. Outside we can boast off street parking, a pretty front garden and a totally enclosed rear garden that is simply stunning with decked area, patio area, small lawn and potted apple and plum trees. A huge outside storage shed which runs the length of the house that also has an inner lockable room.

The home benefits from gas central heating, powered by a condenser boiler which is only 5 years old and double glazed windows throughout. Beautifully decorated in neutral tones and quality laminate flooring to all rooms. It really is ready to move into, you just need to unpack your suitcases......

We are ideally located in the village with shops and bus stops just a short walk away. Buses will take you to Leeds via Wortley, Armley and Roundhay and to Pudsey.
The nearest train station is at Bramley and only 1.5 miles away. For the commuters then access to the regions motorway network couldn't be easier via the M621, M1 and M62 junctions which are only a 10 minute drive away.
For youngsters there are two excellent primary schools, Lawns Park and Ryecroft Academy both within walking distance as is the much acclaimed Farnley Academy for older children. Pre-school children have a choice of day nurseries in the area and all are on the bus route.


Plenty of open space for the kids to play at the historic Farnley Hall and parkland which is a short stroll away and this is also a popular place for exercising the dogs or for a steady walk through the park and wooded area. Call in at Farnley Cricket Club for a spot of refreshment either alcoholic or not and lunches are served Tuesdays to Fridays in the club house overlooking the cricket field. Ideal.... Further afield, but still within walking distance there are many country walks over open field and farmland with some stunning scenery to to behold.


The Leeds White Rose shopping centre, with its abundance of out of town high street shops and eateries is a short drive away as is the Pudsey Owlcotes centre with Marks and Spencer and Asda on site. A little closer is a large Morrisons supermarket at Bramley.
