" What an absolute find! A substantial family home just 10 minutes walk into Beverley town centre? Yes, really. This tastefully extended, modern, spacious 4 bed home nestled in a quiet location could be just perfect for you.Come and take a look and be prepared to be very pleasantly surprised.

This gem of a property couldn't be better placed to suit the needs of a growing family. Not only are primary and secondary schools close to hand but you're also only a short walk into the town centre.
Situated on a no through road the only passers by you have are on foot.

It is obvious from the moment you step inside this home that the owners have put an awful lot of thought into the reconfiguration of this property and this has resulted in an excellent and flexible blend of living space.

The welcoming entrance hallway has beautiful oak effect flooring that also sweeps seamlessly through to the lounge/diner towards the rear of the property.
First on your left is the front lounge.

A lovely bay window allows plenty of natural light to flow in whilst a beautiful matt cream fire surround and mantle piece draws your eye.
This room is carpeted and as you can imagine it's a lovely place to sit and enjoy some peace and quiet.

The lounge/diner to the rear of the property has been designed with the family in mind. Plenty of room here to sit and relax and discuss the events of the day. The dining area has double doors opening out onto the rear garden - very useful in the warmer months. This room is L shaped and there's also an option to screen the dining area off if desired by drawing a curtain across.

Step down into the kitchen which is off to the right hand side. The beautiful tiled floor, cream cabinets, wood style worktops, Belfast sink and Rangemaster Leisure cooker all contribute to give this room a rustic yet very much up market feel. There's also a breakfast bar - very useful on lazy days or when the rest of the family is out.

Beyond the kitchen is the utility. A good size room with same tiled floor and a stable door leading to the rear garden. There's plenty of room for white goods and additional cabinets.

At the end of the utility a doorway leads to a storage room. This is a very versatile area just waiting to be put to whatever use you choose to give it.

To the upstairs are four double bedrooms, the Master having a larger than average en-suite bathroom, plus the family bathroom. The landing is very spacious and opens out to one end.

The rear garden is an absolute joy. You can enjoy the appearance of a recently manicured summer lawn all year round due to the high quality artificial grass that has been laid here. With paving stones forming a patio area and in addition running up the side of the lawn and an equally impressive area of decking to the rear you are able to sit back and simply enjoy this area as there really is very little, if any maintenance, for you to carry out.

To the front of the house gravel covers one half whilst block paving to the other half provides a car parking space in front of the single integral garage.

So there you have it. If this sounds like a fabulous home to you then come and take a look for yourself and see how this could provide you and your family with a wonderful place to make memories.
