" Ideally situated with attractive country views to the front is this attractive 1970s property in the popular district of Busbridge, offering excellent scope for modernisation and extension in line with the other properties on this highly desirable residential road. The house offers some 1116sq ft of space plus a link detached garage with store (potential to extend over stnc), and has well proportioned accommodation throughout making it an ideal family home given its versatile layout and potential for improvement.

The detached property is entered via a welcoming entrance hall with a cloakroom, leading to the principle accommodation of an open plan reception room and kitchen. The kitchen, though dated, is of a good size and has space for a table for day to day dining if required, while the generously sized 24ft reception room benefits from a double aspect and original wood parquet flooring. To the rear, sliding doors lead out to the garden.

Situation
Home Farm Road is a popular residential road in the Busbridge area of Godalming, comprising well established family houses with views of open countryside. Nearby are Busbridge Lakes and a variety of large equestrian establishments, affording plenty of bridle path access for country walks, while the Surrey Hills are also very accessible. There is an excellent range of good local schools in Busbridge, including Infant, Primary and Junior schools, and a Sixth Form College. The town centre and mainline station (Waterloo in 46 minutes) are less than a mile away, and Godalming High Street, with its attractive period buildings, has a real variety of individual shops as well as high street chains, including Waitrose and Sainsbury's superstores. Guildford is some five miles away and the A3 is within three miles, giving fast road access to London, the M25 and London's airports and the south coast.
