" In our opinion this is a light, bright and spacious three bedroom end of terrace property situated within the popular South Malling area of the historical county town of Lewes offered with the added benefit of its own private, single garage located en bloc. Internally this delightful home provides generously proportioned, well-appointed accommodation which is well presented and neutrally decorated throughout. Of particular note internally is the 24 ft dual aspect living/dining room which provides a wonderful family living and entertaining space incorporating a wood burning stove and direct access via double doors to the rear garden. The entrance hall gives access to the modern kitchen which is fitted with a range of wall and base units in a maple wood design with space for appliances. Stairs ascend from the entrance hall to the first floor landing where the accommodation continues in brief; 12 ft master bedroom with two fitted wardrobes set into the chimney recess, two further bedrooms (one also with fitted storage) and a family bathroom with a modern white suite to include a deep-fill bath with shower over and a ladder style heated towel rail. Furthermore, we understand that there is potential for a loft conversion subject to the relevant planning consents and permissions (TBV). A highly desirable feature of this family home includes the photovoltaic system

(PV) and additional solar panels which provide useable solar energy to the property in the form of electricity and hot water. Agent's note: we have been advised that the current owner earns an income of approximately ?300 per annum

(TBV) from the unused energy sold back to the national grid. Externally the rear garden is tiered with a lower paved patio with steps leading up to a lawned area with an ornamental pond, kitchen garden and greenhouse. Mature and well stocked raised flowerbeds enclose the space with fenced borders providing further privacy. To the front a further landscaped garden and a paved pathway lead to the front porch. Viewings advised.
