" Description    This family home was built in the 1950's on an elevated position close to all local amenities in Lewes. Approached via steps and shared pathway there is a enclosed porch and front entrance door into a good size reception hallway with understairs storage and stairs to first floor landing. To the left is the sitting room which has a central chimney breast with stone fireplace and hearth, double glazed window to the front. The dining room has patio doors opening onto the elevated rear garden, chimney breast with electric fire built into a stone built fireplace with stone mantle and stone hearth. The ground floor accommodation is completed by a galley style modern kitchen with floor and wall mounted units with inset gas hob into a roll top work surface with drawers beneath and storage cupboards either side, one and a half bowl white sink with drainer and mixer tap. Tiled splash backs to both sides, plate rack and recess spot lighting, stainless steel extractor hood above hob unit, eye level double built in

.    oven, patio doors leading onto the terrace patio, stone tiled floor, space for fridge/freezer, dishwasher and washing machine. Stairs lead to the first floor landing where there is access to all bedrooms, bathroom and separate wc. The bathroom has a pedestal wash hand basin and bath with shower over, heated towel rail and double glazed obscure window. The wc has a close coupled wc and double glazed obscure window. Bedroom one has a front aspect, built in wardrobe cupboards, double glazed window to the front. Bedroom three is also located at the front with built in storage cupboard over stairs. Bedroom two enjoy views over the rear garden with double glazed window.

Outside    The rear garden is terraced with a lower level patio area for seating, steps leading up to a greenhouse, established flower borders to sides, open metal link fencing to the rear. Close board post rail fencing to one side. Flower and vegetable patches, small rockery to the rear of the dining area. The front garden is again terraced with lawn area, shared pathway with hand rail and a gated arched area providing access to the rear of the property.

Situation    The property is located between the delightful village of Ringmer and the historic town of Lewes on an elevated position just off the A26. The village of Ringmer has a range of shops including butchers, bakers, florist, convenience store and post office. There is also a doctors surgery and pharmacy opposite. The village green enjoys cricket and stall ball events throughout the summer and to the rear is the local Parish church. To the south is the larger town of Lewes with its historic castle as well as a range of retail shops, boutiques as well as restaurants and wine bars. There is also a retail park and supermarket close by. The mainline railway station offers regular services to and from London via Haywards Heath and there is a regular bus service between Lewes and Ringmer.
