The Horseshoe is one of York most desirable addresses, so-called for its sweeping curve forming the ‘Horseshoe’ outline. Just off Tadcaster Road, the tree lined crescent boasts a variety of attractive properties, each spaced apart to benefit from generous plots with well-established gardens.

Behind a traditional 1930’s facade, 30 The Horseshoe presents as a beautiful and practical home having been remodelled to suit a more modern lifestyle. Many of the rooms offer an attractive blend of modern fittings and notable architectural features including original doors, fireplaces, picture rails and coving.

The accommodation includes an elegant entrance hall with WC/cloakroom and original timber floor leading off to the principal reception rooms. The lounge benefits from an abundance of natural light with attractive bay window to the front and French doors to the rear.  A feature fireplace with decorative tile inset is the focal point of the room. There is a further reception room with bay window currently serving as a study but could equally be utilised as a playroom or snug.

The property has been remodelled and extended to create a large open plan kitchen family room with underfloor heating and bi-fold doors leading out to the patio and garden. The bespoke fitted kitchen includes white wall and base units, complemented by black granite work surfaces over. The current owners have created both dining and sitting areas looking out to the garden, as well as an area separated by a raised timber floor centring around a wood burning stove.

To the first floor are three well-proportioned double bedrooms including the master with two attractive bay windows and fitted wardrobes. There is a further bedroom and an elegant house bathroom with roll top bath and separate shower cubicle.

Outside, the gardens are laid largely to lawn and offer a great sense of privacy from the many specimen trees surrounding, together with a patio area from which to enjoy al fresco entertaining. The house includes an integral garage and driveway to the side with car port.

In summary, a superb family home in one of York’s finest locations.
