" An attractive detached bungalow enviably positioned adjacent to open farmland and within a highly regarded and particularly pleasant semi-rural locality. Standing in sizeable gardens with access to a pleasant wooded lane to the rear the bungalow offers tremendous potential for further alteration/improvement or with potential for a replacement dwelling (subject to planning consent). Entrance Hall, Sitting Room, Kitchen, Two Bedrooms and Bathroom, Rear Porch, Detached Outbuilding with Lean-to Garage. Delightful gardens.

Laycot is a late 1920's built detached double fronted bungalow which occupies a truly splendid semi-rural position within the highly regarded village of Norley. The bungalow stands on a generous plot which offers tremendous potential for the bungalow to be extended or possibly even replaced with a more substantial two storey dwelling (this would be subject to Local Authority approval). The highly regarded village of Norley is located within easy reach of the extensive outdoor amenities available at Delamere Forest. Within convenient reach of the property are the commercial centres of Northwich, Frodsham, Tarporley and the historic city of Chester is approximately twenty minutes away by car.
Offering early vacant possession, the bungalow provides well planned accommodation with further scope for alteration/improvement to suit individual taste. Arranged predominantly around a central hallway the accommodation includes a Lounge, Kitchen, Two Bedrooms and Bathroom. There is also a small porch to the rear. The property has the benefit of gas fired central heating and some double glazing.
OUTSIDE Laycot is approached through a timber pillared entrance with a five bar timber gate securing a large block paved (herring bone pattern) driveway which provides ample parking/turning space in front of the house with the drive continuing to the side where there is a further vehicular hardstanding/parking space. Here there is also a timber lean-to garage measuring approximately 25' x 8' 9 with a maximum 5'9 head height. The garage has electric light and power and double timber doors to front.
Beyond the garage and forming part of the formal area of garden is an attractive random paved patio providing ample space for outdoor furniture. The patio is fringed with trellising with a flower bed containing shrubbery and flowering plants. A paved pathway from the patio area leads to an attractive timber summer house. The remaining areas of garden are predominantly laid to lawn for ease of maintenance, are established and attractive and include established hedging and four fruit trees. The gardens are of a generous size and offer great potential for further cultivation. There is an attractive wooded aspect beyond the rear boundary and a timber gate leading through to Flaxmere Moss providing access for excellent walking/dog walking etc. The rear boundary adjoining Flaxmere Moss provides potential for a vehicular access to the rear (subject to Local Authority approval) and the rear section of garden would therefore offer potential for the erection of a car port or garage building (again subject to Local Authority consent).
