The Property Heatherbell is believed to date from around 1700 and was part of the former Red Lion pub. There are historic photos available showing the detached pub in its former glory. The pub was converted many years ago into three properties, then later the other cottages were added creating the popular terrace. The cottage came into the ownership of our clients family over 54 years ago. This is the first time that the property has been for sale since.

. 1 Entering the property takes you into a hallway that gives access to the sitting room and kitchen. The cosy sitting room has charm and character with the sash window seat and beamed ceiling. There is a fire place which we understand to be concealing a much larger stone inglenook fire place behind.

. 2 The spacious bright kitchen also has space for a family dining table and is fitted with a variety of modern style wall and base units, fitted sink, electric hob plus oven and space for a fridge/freezer. There is also additional storage cupboards and the staircase to the first floor. Also from the kitchen a door takes you out to a utility area and rear garden access.

First Floor Arranged over the first floor are the two bedrooms and shower room. The spacious principal bedroom located to the front of the cottage has the view from two sash windows over the front garden. The second double room also with a sash window is set to the rear of the cottage. The neat and bright shower room has a single shower cubical, wc and wash hand basin.

Services The property has mains water, electricity and drainage. Council Tax Band C.

Location From the property it takes just a couple of minutes to walk down the hill past the popular Driftwood pub to Trevaunance Cove which has a beautifully sandy beach extremely popular with families and surfers. In the opposite direction it takes about 5-10 minutes to walk back up into the village centre and for the more adventurous there are numerous walks along the miles of stunning coastal pathways or up and over the Beacon that make this part of Cornwall so spectacular.

. 3 St Agnes is a picturesque village situated on the beautiful north coast of Cornwall, in both an Area of Outstanding Natural Beauty and a World Heritage Site. The village is rich in history and has a thriving community all year round with a comprehensive range of independent shops and local businesses, many breath-taking walks along the awe-inspiring unspoilt coastal pathways and scenic countryside walks that are so distinctive to the area. The popular surfing and bathing beaches of Chapel Porth, Porthtowan and Perranporth are all within 5 miles and all benefit from seasonal lifeguard cover. St Agnes is fast becoming one of the most sought after destinations in mid Cornwall to live, own a second home or holiday due to its facilities and excellent communication links throughout Cornwall with the A30 just four miles away.

Gardens The front garden stretches out with a large lawn area and pathway that leads down to the parking bay for 1/2 cars. To the rear of the property is a walkway with a stone retaining wall. There is also evidence within this wall of a former tunnel possible used by pirates for smuggling from the beach. Steps lead up the larger rear garden area which has the potential to be terraced for seating areas which will give superb views towards the sea.
