LOCATION:
Redruth is a small commercial town, with a population recorded in 2011 of 14,018. A museum organised by the Old Cornwall Society is housed in the Town Council office at the bottom of the main street.
Redruth is also home to Carn Brea, which has historical interest. Key shops and other outlets within the town centre include a multi-screen cinema, a covered market way, the Cornish Studies Centre, an old butter market, various antique shops, a second hand book shop and two supermarkets. Off the main high street (Fore Street), there are two separate specialist shopping areas, Bond Street (to the south of the railway station) and Green Lane to the north. The new street landscaping includes wooden seating, with granite furniture, new signposts, street lights and litter bins, and two sets of bronze 'dogs', which were cast from the boots of former tin miners by sculptor David Kemp.

DIRECTIONS:
From the South, head north west on A393/Lanner Hill. At the Sandy Lane, Lanner Hill, roundabout take the first exit towards Redruth Town centre, continue for 0.5 miles. Sparnon Hill is on the right 0.3 miles after the traffic lights, just before Trewirgie School. No 12 is on the right.

GENERAL:
This traditional stone fronted three bed terraced house is well presented, has a lounge with open fire, separate dining room, modern kitchen, bathrooms upstairs and down, double glazing and gas central heating system. There is secluded rear gardens with a workshop.

APPROACH:
Situated on the south edge of Redruth Sparnon Hill is 500 yards from the town centre and its shops, schools and station. Street parking is normally available outside.

PORCH and HALLWAY:
Open the UPVC double glazed door to the porch which has hanging space and gives access to the lounge and hallway.
The hallway has a laminate floor and gives access to the dining room on the left, the kitchen ahead and stairs to the right. There is a radiator, phone connection and under-stair storage.

KITCHEN:                             3.73m by 2.38m                12'3" x 7'10"
The kitchen has a comprehensive range of wall, base and draw units, granite effect roll edged work tops, which accommodate a stainless steel drainer sink with mixer tap over. There is space and services for a washing machine, dishwasher, drier and fridge freezer. There is also a modern range, two double glazed windows in the side elevation and access to the rear lobby.

REAR LOBBY:
The rear lobby gives access to the lower bathroom, WC and rear garden.

LOWER BATHROOM:      1.93m by 1.65m                6'4" x 5'5"
The bathroom is fully tiled has a white Jacuzzi bath with mixer tap and shower attachment, there is a high level obscure double glazed window, chrome heated towel rail and large open airing cupboard.

SEPARATE WC:
The white WC has a wooden cupboard above housing the gas central heating boiler, wall mounted wash hand basin and an obscure double glazed window.

Return to the hall and ascend the stairs to the first floor.

LANDING:
The landing gives access to the bedrooms, bathroom and the loft (by ceiling hatch). This space is ideal for a workstation.

BATHROOM:        2.03m by 0.90m              6'8" x 2'11"
The WC is white having a low level wall mounted cistern with obscure double glazed window above, a pedestal wash hand basin and tiled floor.

BEDROOM 2:      3.51m by 2.10m 11'6" x 6'11"
Light is admitted by a UPVC double glazed window in the rear elevation overlooking the garden, there is a radiator and skirting boards.

BEDROOM 3:      2.92m by 2.22m 9'7" x 7'3"
Bedroom 3 is lit by a double glazed window in the front elevation and has a radiator and skirting boards.

BEDROOM 1:                      4.01m by 2.72m                13'2" x 8'11"       
Bedroom 1 has a boarded floor, radiator, and a double glazed window to the front elevation overlooking the approach.There is a full wall of bespoke storage concealed by an attractive curtain.

OUTSIDE:
The secluded rear garden has hard standing by the rear elevation and a path leads past the workshop to a lawn. A patio has been created at the far end of the garden for dining alfresco.
