What is now a 3 bedroom, 2 bathroom home has an interesting history. It was previously 2 flats, and has its origins as the stabling for a Coaching Inn located above in Clarence Hill way back in about 1730. So what you get is a space that is light (being south facing at the front) and flexible. You can live in the sitting room, dining room/ kitchen, 2 bedrooms and bathroom all located on the upper floor and at the level of the garden. That leaves you a hall, bedroom, bathroom and the dressing room

(that once was the kitchen of the granny flat on the ground floor) for guests, relations or an Airbnb let maybe. The choice is yours. The house has been extended to the rear to provide a larger kitchen space, and improved with electric heating, PV cells on the roof and double glazed windows.

The rear garden slopes gently upwards to catch the sun, has mature planting and has privacy thanks to the stone walls on one side and the end.

Better yet, that all important parking is provided by a double garage on the adjacent Roseville Street. Few homes in Dartmouth offer such a blend of virtues and even fewer are so close to town itself.

GROUND FLOOR BEDROOM 1: 13'7" (4.14m) including wardrobes x 9'10" (2.99m) With a window to the front and 2 double wardrobes with cupboards above at the rear. Night storage heater. Door back into the: 

EN-SUITE BATHROOM With a white WC, wash basin and an enamelled panel bath with a shower fitted above. The walls are fully tiled, there is a heated towel rail and an opaque window to the front. A door leads back to the hall, so this room could also be used as a cloakroom. 

FIRST FLOOR  

SITTING ROOM: 17'11" (5.46m) x 14'7" (4.44m) including stairs and chimney breast. The two windows face South across town. The stairs are to the rear with an internal window above to bedroom 3. To the left, the fireplace is now home to a log burning stove in a stone hearth. TV aerial point and a night storage heater. This room has a picture rail, as too do the adjacent bedroom and dining area. 

BEDROOM 2: 14'6" (4.41m) x 9'2" (2.79m) With a window to the front, night storage heater and telephone point.  

BATHROOM The white suite consists of a WC, wash basin with cupboards beneath and a panel bath. Again, the walls are fully tiled, there is a heated towel rail and a window.  

DINING ROOM/KITCHEN Divides into 2 areas: 

DINING ROOM: 11' (3.35m) x 11' (3.35m) with a window to the side with a night storage heater. A wide square arch opens into the: 

KITCHEN 11'4" (3.45m) x 11'3" (3.42m) A high ceilinged room with exposed timber, 2 Veluxes and a round topped window at the rear. More light comes from the glazed door and window to the side. It is fitted on 3 walls with floor and wall mounted units with roll top work-surfaces with tiled splash-backs. Features include: an inset stainless steel sink, a recess for an electric cooker with a concealed filter extractor above, an integrated dishwasher, integrated fridge and freezer, recess plumbed for a washing machine and another for a tumble dryer.  

BEDROOM 3: 14'1" (4.29m) x 7'9" (2.36m) Is another room with a high ceiling, exposed timbers and a Velux window. There is also a window to the side and double French windows opening onto the patio. Telephone and TV aerial points. 

GARDENS: A gate at the side of the house leads up steps to the rear garden. Alongside this path is a deep planted border continuing into the main garden. On the left you pass a paved patio with a small store shed accessed from the Kitchen and Bedroom 3. A few more steps lead up to the main garden, the first level of which is lawn followed by 2 patio areas. All are surrounded by a mix of deep filled borders, mature trees and shrubs, though towards the top there is a vegetable bed and a further store shed. One side and the end are bounded by stone walls. (A right of access does exist for the owner of St Clair. Clarence Hill through the garden to Northford Road.) 

DOUBLE GARAGE: 22' (6.7m) x 16' (4.87m) Located in the adjacent road of Roseville Street. An up and over door to the front and some storage at the rear.
