Ullacombe House is an early Victorian detached house which is thought to date back to circa 1841 and is finished with principally stone faced elevations, under a slated roof. In the 1990s, a two storey extension was added on one side, to increase the living area. The extensive ac
commodation is arranged over three floors and is currently loosely divided into two. Overall, there is considerable potential for alteration and improvement, which allows for a choice in the eventual finish. A particular attraction is the exceptional far reaching view, which extends over the surrounding countryside and district. Outside, there are mainly lawned gardens and a former cider orchard in front of the house. A long private drive leads around to a parking area at the rear. Also, at the start of the drive, on one side is an area of woodland.

The property is situated next to Ullacombe Farm in a private position set back from Haytor Road, on the edge of the moors. It is within the boundary of the Dartmoor National Park, around a mile and a half from Bovey Tracey town centre. The country town of Bovey Tracey offers a good range of amenities, with a number of shops, a library and primary school, as well as doctors, dentists and veterinary surgeries. A variety of recreational activities are available in the general area, including walking, riding, sailing, fishing and golf. At Heathfield, there is access to the A38 Devon Expressway, connecting to the cities of Plymouth and Exeter, as well as the M5 motorway.

DIRECTIONS From the A38 Devon Expressway, turn off at the Drumbridges exit at Heathfield. Take the A382 road signposted to Bovey Tracey and at the second roundabout, take the B3387 road signposted to Haytor, Widecombe and Manaton. After about .3 of a mile, at Five Wyches Cross, take the left-hand turning signposted to Haytor and Widecombe. Continue for around 1.1 miles and the entrance to Ullacombe House is on the left hand side, through two stone pillars. The private drive is around a third of a mile long and there is a second set of stone pillars to go through before reaching the house.
