" Wild Bees Oast is a most attractive single roundel Oast house in a delightful rural setting close to the village of Wadhurst in some 10 acres of land with gardens, swimming pool, paddocks, stabling and equestrian facilities. Wadhurst offers good shopping and commercial facilities together with the Church of England Primary, Sacred Heart Independent Catholic School and Uplands Community College. The mainline station is approx 1.5 miles away and provides excellent services to London in just over an hour.

The house is approached by a private drive which is flanked by maturing cherry trees, leading to an open gravelled parking area for a number of cars. There is a single garage attached to the end of the annexe with a further garage off the driveway, converted from stables.

DESCRIPTION
Built in the 19th century, the original Oast and barn were converted some years ago to create a very practical family house of some 3,000 sq ft with rendered brick and weather board elevations under a tiled roof. A more recent extension has incorporated former stables to the west side of the house creating a very useful annexe or guest room/office.

The accommodation on the ground floor provides excellent living and entertaining space for families with notably a very practical open plan kitchen/breakfast room commanding a central position within the house and which opens through to the dining room at the front and directly onto the garden at the rear. The sitting room has a lovely working fireplace, flanked by three quarter length windows and leads into the roundel, which is currently used as a study.

A utility room leads through to the games room which has a vaulted ceiling and mezzanine level, separate bathroom and its own heating and external door ? potentially providing an annexe or guest suite.

An open staircase from the hallway, leads up to the first floor galleried landing, with oak beams and windows overlooking the front. There are five bedrooms including a lovely double aspect master bedroom with views over the gardens and countryside. A bedroom in the roundel has a staircase to a sleeping area in the conical roof space; one of the other bedrooms also has a staircase up to a small 'loft' which provides a useful study area.

OUTSIDE
Set in a slightly elevated position the house has wonderful views over its gardens and paddocks and the surrounding countryside. The equestrian facilities are very much a feature of the property and comprise eight stables, tack room, m?nage and a separate barn, which is currently used as an additional games room with mezzanine area which may be useful for storage. The paddocks are partially divided by a small stream and area of woodland which offers a haven for a variety of fauna and flora ? including wild bluebells and orchids.

A terrace running across the rear of the property leads onto the formal gardens and swimming pool with summer house. A number of mature specimen trees such as silver birch, chestnut, copper beech interspersed and flowering borders. A robust tree house will appeal to families with younger children.

Gates give access to an area of vegetable garden and down to the stables and yard, which in turn lead to the m?nage and barn.

There is access to the stables from a footpath/track which runs down the side of the house and garden.

Directions
From our offices in Tunbridge Wells, proceed south on the A267 passing through the village of Frant. Turn left onto the B2099 and continue towards Wadhurst, turning right into Faircrouch Lane just after the railway bridge and before the station and proceed into Fairglen Road where the property will be found on the right hand side just before the junction of the Wadhurst Road (B2100).
