" Description    A Grade II listed period house with great character offering spacious and versatile accommodation over three floors with a wealth of exposed timbers. The property offers many features including a spacious sitting room with dining area that has a large inglenook fireplace, a garden room with beamed ceiling and double doors opening onto the rear garden. A spacious kitchen/breakfast room with wood fronted units and incorporating a 'Range Master' cooker. On the first and second floors there are currently four bedrooms and a study together with a bathroom. The house has the benefit of gas central heating via radiators.

.    The front door opens onto a most attractive sitting room with dining area that has a large feature inglenook fireplace with wood burning stove. There is parquet flooring and doors to the inner hall, kitchen/breakfast room and store room. Arch through to the garden room with beamed ceiling and double doors opening onto the rear garden. The kitchen/breakfast room has a front aspect with deep 'Belfast' sink surrounded by an L-shaped work top with washing machine, integrated dishwasher and fridge/freezer and drawers and cupboards under. Matching work top with drawers and cupboards under, 'Range Master' cooker, extensive range of matching wall mounted units and plate rack, canopy concealing filter hood, part ceramic tiled walls and ceramic tiled floor, storage cupboards. The inner hall has the stairs rising to the first floor and also door to the ground floor cloakroom with wash hand basin and low level wc. On the first floor is a spacious landing with stairs rising to the second floor.

.    Bedroom one offers an aspect over the rear garden and has a fireplace and storage cupboard. Bedroom two has an extensive range of cupboards beyond a feature roof and has a front aspect. The bathroom has a roll top freestanding claw footed bath together with low level wc and wash hand basin. On the second floor the landing gives access to the study which could easily be utilised as another bedroom if desired and two further bedrooms. Situation    The property is situated in the heart of Robertsbridge in its delightful High Street in an elevated position. Robertsbridge village offers a variety of local shops and services, including post office, pharmacy, doctors and dentist surgeries, coffee shop, convenience stores and pubs in particular the George Inn is highly regarded for its food and atmosphere. Robertsbridge mainline station which offers a service of trains to London (Cannon Street and Charing Cross) is within 1/4 of a mile. There is a popular local primary school and well regarded community college in Robertsbridge. Further afield are the more comprehensive shopping and recreational facilities in the historic towns of Battle and Tunbridge Wells. There are various private schools available within the general locality.
