" GREAT FIRST TIME BUY / RENTAL INVESTMENT!! This sunny, one bedroom first floor flat has its own entrance and allocated parking space and is set in a cul-de-sac, approximately 0.7 miles to High Brooms Station, a short walk to a local convenience store and within a mile of the shops and facilities at North Farm Industrial Estate where there is a supermarket, home stores and a cinema complex amongst others. The sitting room has space for a table and chairs and the kitchen is fitted with white units, with room for freestanding appliances. The bathroom, although not a white suite, is a neutral colour with a shower attachment over the bath and the rest of the flat has been recently decorated. This super flat is great for storage too - there is a small store cupboard outside and there is a double wardrobe in the double bedroom, together with an airing cupboard and further storage cupboard in the hall. The windows are double glazed and there are electric heaters in the sitting room and bathroom. NO CHAIN.

THE PROPERTY
This one bedroom apartment is a great opportunity for first time buyers, as well as those down sizing and rental investors alike. One of the first things you will notice, is that being on the first floor and almost East to West facing, the rooms are flooded with natural light throughout the day. Another key point is that you have your own entrance, not a communal hallway and as these purpose-built apartments are arranged as if a terrace of houses, there is just one flat below you and no one above you. As this property is at the end of the terrace, there is also a window at the side, to the stairwell, allowing yet more light into the property. Hawthorn Walk is a cul-de-sac of purpose-built flats and starter homes, popular with first time buyers and those downsizing. Conveniently situated with a convenience store nearby on Liptraps Lane and North Farm Industrial Estate with Marks and Spencer, Asda and further home and clothes stores, is approximately 0.7 miles away. The town centre shops and amenities are approximately 2 miles distant and for those commuting, there is a mainline station 0.7 miles away, at High Brooms, which offers regular services to London in under an hour.

ROUTE TO VIEW
From our office in Pembury High Street, turn right and at the crossroads, turn left towards Tunbridge Wells. Proceed straight over the 2 roundabouts and on to the Pembury Road. Take the second turning on the right into Sandhurst Road. Take the 3rd turning on the right into Birken Road, which in turn leads on to Liptraps Lane. Take the 7th turning on the right, which is on a left hand bend, into Oakwood Rise and then left into Ashenden Walk and right into Hawthorn Walk. The property will be found on the right hand side as denoted by our For Sale board.

AGENT'S NOTE
