Grosvenor Park is a residential no-through road, close to the town centre on the north side of Tunbridge Wells. No 13 is located in a spur off the no-through road. There is parking for residents in Zone C and on foot a cut-through to the town centre makes it within just a few minutes walk. Tunbridge Wells has extensive shopping facilities at the Royal Victoria shopping centre in the Calverley Road precinct. The mainline station has commuter services to London in under an hour whilst there are more specialist shops, boutiques, cafes and restaurants in the High Street and Pantiles areas of the town.
