SITUATION Orchard Cottage is conveniently situated in the heart of Dulverton within close walking distance of all local amenities. Dulverton is a delightful little town nestling in the Barle Valley within the National Park and is well known as the Gateway to Exmoor. It provides good shopping facilities together with a post office, chemist, doctors, dental and veterinary surgeries, library, primary school and a popular town hall. There are also good recreational facilities including squash courts, all weather tennis courts and football and cricket pitches.
 
Tiverton is approximately 12 miles to the south and offers a more comprehensive range of shopping and entertainment facilities together with easy access to the M5 and Tiverton Parkway. Taunton is just 25 miles away with commercial and retail outlets and further access to the M5 and fast rail links to London. Exeter, with its international airport, is approximately an hours drive.
 
The nearby open moorland offers beautiful countryside for walking, riding and fishing. Wimbleball Lake is within 5 miles with many water sports and extensive walking available and the stunning sandy beaches of the west and north Devon coast are within reasonable driving distance. DESCRIPTION Orchard Cottage is a traditional cottage built of stone with colour washed elevations under a slate roof. The property is in good condition throughout and provides compact but comfortable accommodation, ideal for full time residence or alternatively as a retreat for holidays and weekends. It enjoys a tranquil outlook over the neighbouring church grounds. The property has the benefit of double glazing throughout. ACCOMODATION The cottage is approached through a wrought iron gate to the side of the property, which in turn leads to the half glazed door leading into the hallway. The sitting room is a cosy room with exposed beams, window seats and a fireplace with wooden surround inset with wood burner. The kitchen/breakfast room is fitted with a range of wall and base units and ample space for a six seat table.
 
Upstairs there are two double bedrooms, both with window seats and views towards the church. The bathroom is well fitted with a bath, separate shower unit, hand basin and WC.
