" This three bedroom semi-detached home briefly comprises an entrance hall, lounge/diner and fitted kitchen on the ground floor. On the first floor there are three bedrooms and a family bathroom. Outside there is a rear garden and a garage located in a nearby block.

The property is located in Old Hedge End and is within walking distance of the village centre which offers a range of shops, schools and amenities, as well as being close to the large out-of-town retail park and M27 motorway links.
 

INSIDE The front door opens into the hallway which has stairs leading to the first floor, an understairs storage cupboard and doors leading through to the lounge and kitchen. The spacious lounge/diner has windows to the front and rear and an electric fire to one wall with mantle over (alternatively there is also plumbing for a gas fire). The kitchen has a window and door providing access to the rear garden and has been fitted with a matching range of wall and base units with cupboards and drawers under. There is a fitted electric oven with gas hob and extractor over, as well as space for a fridge/freezer, dishwasher and washing machine.

On the first floor landing there is a window to the side, an airing cupboard and access to the loft via a pull down ladder. The loft is well insulated, part boarded and has a light. The master bedroom has a window to the front, whilst bedroom two has a window overlooking the rear garden. Bedroom three has a window to the front and a fitted cupboard. The family bathroom has two windows to the rear and has been fitted with a panel enclosed bath with electric shower over, wash hand basin and WC.
 

OUTSIDE The front garden is mainly laid to lawn with a pathway leading to the entrance. There is side access leading to the rear garden which has a paved patio area, leaving the rest of the garden mainly laid to lawn with a gate at the end providing rear pedestrian access. There is also a garage located in a nearby block. 

DIRECTIONS From our office in Hedge End turn immediately right into Freegrounds Avenue and then second left into Sherborne Way. Take the first turning on the left into Wadhurst Road and then right into Coulsdon Road. Then turn right into Cranleigh Road where Ferrybridge Green can be found along a pathway on the left hand side.  "
