" The Property
From the entrance lobby, with stairs to the first floor is a sitting room with a window to the front. Currently there is no fireplace, but there is an existing chimney and we are informed therefore that a fireplace could potentially be exposed. Beyond the sitting room is where the original kitchen was located and this has now been enhanced by adding a superb pitched roof extended (with vaulted ceiling) breakfast and family room with sliding floor to ceiling height doors. The kitchen has high gloss white wall and base units, with under lights and work tops over as well as a fitted electric oven and 4 ring electric hob. Located just off the kitchen, is a cloakroom and there is also a side door to the garden. A cupboard houses a large hot water tank where the water and central heated is provided via an air source heat pump, which is located outside. The cupboard is also plumbed ready for a washing machine. On the first floor there are three bedrooms and a smart newly fitted white suite with an over bath shower. All the bedrooms have beautiful far reaching uninterrupted views across surrounding countryside.

Outside
2 Marlborough Road has gravel parking to the front for at least 2 cars. The rear garden is south facing and completely enclosed by 6ft. close board fencing. The garden has been levelled and grass seeded and is intended as a blank canvass for a future buyer to landscape as they wish.
