" Orchard Cottage is a recently constructed four double bedroomed detached family home with attention to detail and thoughtful touches throughout. Estate agents often misuse the words, immaculate, spacious, quality and sought after, this time however, I am sure you will not be disappointed. Sitting room with open fireplace, lovely kitchen/dining/family room with intergrated appliances, cloakroom, utility room, master bedroom with ensuite bathroom, guest bedroom with ensuite shower room, two further double bedrooms and a well appointed family bathroom. South facing landscaped garden with views up to the downs & a barn style storage shed/workshop. Extensive parking and a detached double garage.

RAMSBURY Orchard Cottage is located on the edge of the sought after village of Ramsbury which lies to the east of Marlborough on the River Kennet, providing convenient access to Marlborough, Hungerford (which has a direct rail service to London Paddington) and to the M4, junctions 14 & 15. The village is one of the most desirable in the area with a highly acclaimed primary school and a range of shops and services more akin to a small town, including a large all-weather sports area for football & tennis, state of the art healthcare practice, post office, two pubs, two stores, antique shop and even a hairdressers ! THE PROPERTY Orchard Cottage started its life as a detached timber framed bungalow built in the 1950's. The current owners bought the property over 10 years ago and set about building what we see today. Designed around family living, Orchard Cottage has many, many points of note including great storage throughout, not only in the bedrooms but it also has one of the largest airing cupboards I have ever seen; oak flooring throughout, except in the bathroom and shower rooms, with matching oak doors; a high level of insulation together with gas fired central heating. You get the feeling that no expense has been spared and that all that's left for you to do, is move in and start enjoying. THE ACCOMMODATION Walking through the front door into the hall. First left opens into a separate toilet; then along to a lobby, with deep cupboards for coats and shoes, and then through another door into a well appointed utility room, with door out to the front. Back into the hall and left again into the guest bedroom with built-in wardrobes and ensuite shower room. Next, along into the family bathroom with spa bath and a separate walk-in shower. CONTINUED Straight on into the master bedroom, with dressing area, built in wardrobes, great views over the downs and a lovely ensuite bathroom, with corner spa bath and again a separate walk-in shower. The third and fourth bedrooms are both double rooms with the fourth one currently being used as a study. A large sitting room with an open fireplace and double doors opening out onto the rear sun patio. Lastly, double doors open into the kitchen/ dining/ family room. CONTINUED If you have not yet fallen in love with this property, now you will be convinced. Windows look out to three sides with double doors opening onto the sun patio, with a well appointed kitchen with full range of integrated appliances, granite and oak work surfaces and a large breakfast bar divides the kitchen from the full height atrium family room at the far end. REAR GARDEN 25.91m(85'0'') x 15.24m(50'0'') From either the kitchen or sitting room we step out onto a natural stone south facing patio area with a path leading to the garden, water feature to the side, outside power points, lighting and water tap. The garden has been planted to give year round colour and structure with a good sized lawn and various mature trees and shrubs including Japanese maple, lavender beds, maturing beech hedge and magnolia. All enclosed by 6' close board fencing providing a harmonious background to this most attractive garden. Paths lead to both sides and to the barn style shed/log store. This has been designed to allow for use as a home office or hobby room with a good level of insulation and power. PARKING AND FRONT GARDEN Two five bar gates open into the parking area large enough to accommodate 8 cars if required, 5 bar pedestrian gate opens to the side leading to the front door with outside lighting. A brick retaining wall with raised bed and a mature hedge on the boundary provides a good level of privacy. To the side of the double garage is a purpose-made wheelie bin and recycle box store area with lighting, allowing for easy access, without having to do the usual squeeze down the side of the property due to these unsightly bins being in the way. Another thoughtful touch, to help make life easier. DOUBLE GARAGE The driveway leads to a detached double garage with two up and over doors, windows to the side, numerous power points and lighting. The garage is oversized to allow for two cars and everything else we all want to store, but cannot always get in. TENURE The property is Freehold. WILTSHIRE COUNCIL Wiltshire Council.
