" EPC-D. Situated in a popular and very central position in the village, 25 Carpenters is a three bedroom semi detached house believed to date back to 1966. The accommodation flows extremely well and is presented in good order throughout. Like a lot of houses of this era it has been built with good sized rooms and a good feeling of space. An entrance porch has been added to the front of the house which leads into the reception hall with an understairs storage cupboard and doors accessing the cloakroom, sitting room and kitchen. The main living room is a through lounge dining room with a large picture window having an outlook over the front garden and there is a fireplace with fitted real flame coal effect gas fire (which the owner assures me is very efficient) which is perfect for the winter months. The dining end has a serving hatch from the kitchen and french doors opening onto a paved patio area which in turn leads down to the rear garden. The kitchen was re-fitted several years ago with medium oak fronted units and a good quality roll edge work surface, with plenty of base and wall units with a matching cupboard front hiding the space and plumbing for the washing machine and tumble drier. The large window enjoys a very pleasant outlook over the rear garden with a double glazed doors at the side leading into the side access. The cloakroom, located under the stairs, has low level WC and fitted wash basin.

From the entrance hall the turning staircase leads to the first floor accommodation with a landing having built in airing cupboard housing the hot water cylinder and there is a loft hatch providing access into the roof space. The master bedroom has full length fitted wardrobes along one wall with hanging rails and shelving and with further overhead storage cupboards above the bed. The window enjoys an outlook over the front garden. Bedrooms 2 and 3 are both of a good size, bedroom 2 with a built in double wardrobe cupboard and a picture window with distant views. Bedroom 3 also has built in wardrobe recess. The bathroom is fitted with a white suite, with a fitted power shower over the twin grip bath with a matching handbasin with storage cupboard under and a low level WC.

Outside, the double width concrete driveway provides off road parking and leads to the detached single garage with up and over door which has light and power. The front garden also has an area of lawn with flower and shrub borders and an established hedge denoting the front boundary. The gated side access leads to the rear garden which has an area of lawn with various shrubs and plants, a good sized paved patio area, ideal for barbecues and summer entertaining or somewhere to sit with a glass of wine or cup of tea. There are two timber garden sheds. The gardens are enclosed by established trees and shrubs providing excellent seclusion.
SITUATION
Carpenters is a very established development located within walking distance of both the Billingshurst village centre and Billingshurst mainline railway station. The schooling which covers all age ranges and the leisure centre with gym and swimming pool are also easily accessible. More extensive shopping, banking and leisure facilities can be found in Horsham which is approximately 9 miles away and Gatwick International Airport approximately 22 miles.
