" EPC-F. Oaklea is a three bedroom, three reception room detached chalet bungalow occupying a rural position on the outskirts of the sought after village of Loxwood. The generous accommodation would benefit from some updating and stands at the front of a large plot with a generous rear garden having a sunny western aspect backing onto open fields. A large entrance porch with glazed front door opening into the entrance hall from where you will find the sitting room to your left with an open fireplace and a generous double bedroom to the right. Straight ahead is the smallest of the three bedrooms which has a view over the rear garden. From the hall again there is a dining room with patio doors overlooking and leading to the rear patio and garden and there is a staircase which climbs to the master bedroom with en suite shower room. To the opposite side of the bungalow is the kitchen adjoined by a large family room and there is also a ground floor bathroom and small utility area.

The property has oil fired central heating, large wooden windows (most of them having a dual aspect). There are several features associated with the 1930s which include paneled doors and picture rails and this, along with good sized rooms and ceiling heights add to the attraction. As mentioned before the property would benefit from updating but does offer scope to construct a substantial family home.

There is a long private driveway leading to the front of the house with ample parking and a narrow driveway to the side which leads down to the detached garage. The rear garden is a particular feature and currently has a large paved patio area adjacent to the rear of the property which leads out to the large area of lawn which is enclosed by well established shrubs and hedges and a couple of fruit trees.
SITUATION
Oaklea enjoys a semi rural location half way down Vicarage Hill in this sought after West Sussex village set back from the road and enjoying open farmland to the rear. The local primary has an excellent reputation and other attractions include the duck pond in the centre of the village and the Wey and Arun Canal providing boat trips and lovely walks on the towpath.

DIRECTIONS
From our Billingshurst office proceed south down the High Street and at the second mini roundabout turn right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and after approximately 1 mile take the turning right signposted B2133 towards Loxwood. After approximately 4.5 miles proceed past the turned to Ifold and Plaistow and from that point the property is approximately 0.3 miles away and will be found halfway down the hill on the left hand side.
