" A well-presented family home built in 2012 to a classic Victorian style with versatile accommodation arranged over three floors, located within an extremely convenient location, close to Horsham town centre and mainline station. The house has been sympathetically designed to blend in with both the location and age of surrounding properties and is set on a corner plot with the benefit of generous off-road parking.

The accommodation comprises an entrance hall with turning stairs to the first floor, doors to a ground floor cloakroom, kitchen/breakfast room and sitting room. The sitting room is triple aspect and has a bay window to the front aspect and double doors to rear to outside. The kitchen breakfast room is also double aspect and has double doors to the rear garden. In the kitchen there is a built-in cooker with a gas hob and electric oven and grill beneath. Integrated washer/dryer, dishwasher and integrated fridge/freezer. The ground floor is heated via under floor heating. To the first floor is a useful study area that has stairs leading to the second floor and doors to bedrooms 1 and 3, together with providing access into the family bath/shower room. Bedroom 1 has a range of built-in wardrobes and an en-suite shower room. To the second floor is bedroom 2 which has two eaves storage cupboards.

Outside to the front and right hand side is an area of paved driveway providing parking for two cars. To rear is an electric gate providing access to an additional area of parking for a third car, giving way to an area of patio and established area to lawn.

SITUATION
For the commuter Horsham mainline railway station is situated less than a quarter of a mile away. Horsham town centre is situated around quarter of a mile away and offers many different shopping facilities. Horsham Park is very popular with families with many events held throughout the year and the Pavilions sports and leisure centre offers a wide variety of activities. There is also a theatre, cinema and bowling complex in the town. On the outskirts of Horsham there is a choice of Golf and Country Clubs one of which is in the pretty village of Mannings Heath. Horsham has a wide selection of schools, both private and state and there are places of worship for many denominations.
