" This fine home is found on a private and mature development in the heart of the popular and sought-after area of Kingwood Common in Rotherfield Peppard. A path leads to the front door which opens onto the large entrance hall from which the principal reception rooms can be accessed as well as the staircase to the first floor. To the back of the house is the kitchen which features a range of fitted units with integrated appliances and a central island unit. Off the kitchen is the breakfast room which features a log-burning stove and opens directly onto the garden room, which provides access to the rear garden. The utility room adjoins the kitchen and provides access to the side of the property. An archway from the kitchen leads directly into the dining room which has double doors into the entrance hall. Through another pair of double doors is the sitting room which extends the full width of the house. At the front of the property is the family room and to the side, the study. At the top of the stairs lies the landing, off which the bedrooms are located. The master and guest bedrooms have en suite bathrooms and fitted wardrobes. Two of the three remaining bedrooms have fitted wardrobes. These bedrooms are served by the family bathroom.

Situation
Rotherfield Peppard is set amid glorious Chiltern countryside, approximately 5 miles west of Henley on Thames. The nearby village of Sonning Common provides a range of shops, schools, a garage, eating establishments and a health centre. Other facilities can be found in Henley (approximately 5 miles) and Reading (approximately 6 miles) including both state and independent schools. The surrounding area offers superb walks and rides over lovely Chiltern countryside including a Woodland Trust area and Kingwood Common itself, both within a minute's walk. Also within walking distance are two well regarded pubs: the Unicorn and the Greyhound. The station in Henley has a service to London Paddington, via Twyford. From Reading there are fast trains to Paddington (approx. 25 minutes) and Waterloo, and inter-city services in all directions. Crossrail will arrive in approximately 2019. Reading Station can be accessed by a direct half-hourly bus service a few minutes' walk from the house.
