The oak panelled dining room is full of character and dates back to the original farmhouse, as can be seen by the large Inglenook fireplace which provides an attractive focal point to this room. A nearby study provides useful space for those looking to work from home. Local shops are available in the nearby villages of Middleton and Felpham both about a mile distant and each provide access to their beaches and foreshore. A little further afield, a Sainsburys superstore will be found on the outskirts of Bognor Regis and more comprehensive shopping facilities can be found in either the beautiful cathedral city of Chichester some 8 miles to the north or Arundel some 7 miles away. Local leisure pursuits are well-catered for, many of them being sea based including sailing, windsurfing and kayaking from various beaches and sailing clubs along the south coast. To the north, lies the rich un-spoilt countryside of the South Downs National Park criss-crossed with many footpaths and bridle paths providing opportunities for walking and mountain biking. Nearby Goodwood also provides facilities including its internationally known racecourse, golf course, country club and airfield. It also plays host to the annual Festival of Speed and the Revival of its historic motor circuit. There is a mainline station at Bognor Regis providing a regular service to London Victoria in about 1 hour 50 minutes. "
