" This stylish, well presented detached house is located within walking distance of the beach at Bracklesham Bay and has been recently extended to provide spacious, family accommodation. Although originally built as a four bedroom house, the property currently enjoys the benefit of three larger bedrooms and three bathrooms, although we understand that it could easily be converted back to four, if required. EPC-C.

The accommodation measures 1,445 sq ft and briefly includes: entrance hall with store cupboards and cloakroom/WC, a fully fitted, open plan kitchen/dining room measuring 23'4 x 11'3 and a spacious sitting room with doors opening out onto the rear garden. A utility room with sink unit plus storeroom have also been created from the former integral garage (which still retains its original doors to the front). Stairs from the entrance hall lead to the first floor, which has been extensively remodelled to include a spacious master bedroom with dressing room and en suite shower room, bedroom 2 with a fitted wardrobe cupboard and en suite shower and a third bedroom adjacent the family bathroom.

Outside, the property is approached by a sweeping tarmac driveway with parking for several cars and has an area of lawn bordered by numerous shrubs and trees. Situated at Bracklesham Bay, a coastal village some 7 miles south-west of the City of Chichester. The beach there is a popular place to enjoy a variety of water sports or admire the lovely view towards the Isle of Wight. ?Billy?s? beachside caf?/restaurant and some local shops are close by, although further amenities can be found at the nearby village of East Wittering, including: infants/junior school, GP surgery, chemist, dentist, library and a range of quality independent shops. There is a regular bus service to Chichester City centre with its range of shops, restaurants, cinemas, Festival Theatre and main line railway station. Goodwood Racecourse and Motor Circuit are some 3 miles beyond Chichester.
