" The major portion of an end terraced Victorian house overlooking Kinterbury Creek. Hall and landing, sitting room, kitchen/dining room, 2 bedrooms, study, bathroom, gated parking area for 2.

LOCATION Saltash Passage is an old settlement set on the east bank of the River Tamar just below the Tamar Bridge. The historic slipway, famous for the embarkation for troops involved in the Normandy landings, together with two pubs, a sailing club and deep water moorings adds to the character of this area which is now part of the built up suburb of the City. The property overlooks an inlet of the Tamar forming a tidal creek lined by trees. The nearby St Budeaux shopping area, within a mile, includes a wide range of shopping facilities. DESCRIPTION The property effectively forms a maisonette and comprises the top two floors of an end terraced Victorian house. The lower floor was sold off on a long leasehold basis many years ago with this property retaining the freehold. The conventional layout of the property, with the central stairwell, loft space, and the adjacent gated parking area for between two and four vehicles all make this an unusual and surprising proposition. Updating has included the replacement of windows with uPVC double glazed units. The accommodation includes the following:- HALL Night storage heater. Carved newel post. White painted balustrade. Coving. Glazed light over front door. Telephone point. Understairs storage area. Picture window with views over the creek. SITTING ROOM Fireplace. Picture window with views over the creek. One and a half bowl stainless steel sink unit with mixer tap. Plumbing for automatic washing machine. Tricity Fanfare 900 double oven. Glazed external door to terrace/parking area. Night storage heater. LANDING Approached by stairway from hall with balustrade and hand rail. Picture window taking full advantage of the views across the tidal creek to the woodland beyond. Night storage heater. Hatch to loft with sliding ladder giving access to the partly boarded roof space. BEDROOM 1 Convector radiator. Fitted cupboard. Telephone point. BEDROOM 2 Alcove shelving. STUDY Telephone point. BATHROOM/WC Low level WC. Pedestal wash hand basin. Enamel panelled bath. Electric water heater. Half tiled walls. Infra red heater. Airing cupboard with hot water cylinder. OUTSIDE To the front there is a gateway and short path leading to the front door. To the side is a large parking area/terrace approximately 25' x 13'. Wide metal gates to front. Balustrading and sitting area to the rear (see photograph) with views over the creek and woodland. TENURE Leasehold. 999 year lease from 1980 at a Peppercorn ground rent. The freehold of the building is in the same ownership and is also to be sold, with the benefit of the Peppercorn ground rent income from the lower ground floor flat. SERVICE/MAINTENANCE CHARGE ?60.00 Per annum, rising to ?120.00 in 2013 and to ?240.00 in 2046. DIRECTIONS From the City Centre take the main road westwards in the direction of Cornwall, to Milehouse and continue westwards into Wolseley Road and then following the signs to St Budeaux. upon reaching St Budeaux turn left opposite the shops, and just after the bus bay, to cross the rail bridge and then the road bears to the right into the extension of Wolseley Road. Continue for about half a mile and the property will be found on the left hand side. REFERENCE NO:- 007852 You may download, store and use the material for your own personal use and research.
