SITUATION The property is located in a quiet residential road in the St Matthews Hill area, situated less than one mile from the amenities of Wadebridge. The estuary town sits astride the River Camel and offers a variety of independent shops and supermarkets, primary and secondary education to Sixth form level, cinema, numerous sports and social clubs, together with access to the popular Camel Cycle Trail. The estuary itself is a haven for water sports enthusiasts including sailing, water-skiing and surfing at the nearby beach of Polzeath. Mainline railway services are available at Bodmin Parkway serving London Paddington, whilst Newquay airport provides a number of scheduled flights to both international and domestic destinations. Access to the A30 can be gained at Bodmin linking the cathedral cites of Truro and Exeter. At Exeter there is a superb range of shopping facilities, mainline railway station serving London and the Midlands, access to the M5 motorway network and a well respected Exeter International Airport. There are three bedrooms, two with built in wardrobes, and a family bathroom including a corner shower, vanity sink and low flush WC. OUTSIDE Approached via a quiet residential road there is a tarmacadam drive with parking available for four cars and access to the garage. There is pedestrian access to the rear garden from both sides of the property. The rear garden has been paved and arranged with a water feature and number of raised beds and surrounding raised borders offering a low maintenance garden. To one side is a useful garden shed.
