" A semi-detached house with well-presented accommodation of character in a quiet cul-de-sac on the fringes of Modbury. Lounge, kitchen/dining room, sun room, utility room, 4 bedrooms, bathroom & shower room, gardens, garage & parking. EPC Band: D.

SITUATION Modbury is a picturesque town in the South Hams, itself an Area of Outstanding Natural Beauty. The town has a highly-rated (Ofsted) primary school and caters well for most everyday requirements but, for more comprehensive needs, Kingsbridge is some 6 miles to the South and offers an excellent and varied range of shops, services and facilities. Plymouth, with its rail links is approximately 12 miles to the West. Modbury is on the main bus route and is about 5 miles from the A38. Nearby there are fine cliff top and coastal walks, other beaches and coves, with sailing at Salcombe and Newton Ferrers, 18 hole golf courses at Thurlestone and Bigbury and Dartmoor National Park is to the North. DESCRIPTION We understand that the property was built in the late 70's and it is finished with rough cast, rendered and whitened external elevations beneath a tiled roof. Since then, it has been extended, both to the rear to provide a wonderful dining room with vaulted, glazed ceiling and over the garage at first floor level to provide a 24 bedroom within which there is obvious scope to create an en-suite, if required. ACCOMMODATION Entry to the property is through an open entrance porch with a door leading to the entrance hall. From here, stairs lead to the first floor whilst a door to the right leads to the lounge. As mentioned above, the largest of the four bedrooms is an extension over the garage and there is ample space to create an en-suite, if required, whilst the bathroom is extensively-tiled and beautifully appointed with a white three piece suite. OUTSIDE Externally, there is a small lawned garden to the front with a weeping cherry tree and a driveway which provides a hard standing for one car and access to the integral garage.

A pathway to the side leads to the rear garden, also a delightful feature of the property. It is well-stocked with an extensive range of plants and shrubs, including Camellia, flowering Hibiscus and Acer tree. There is a delightful paved terrace for sitting out, a fish pond and a mature Oak tree on a bank near the rear boundary.
