" A beautifully presented three bedroom, grade two listed cottage which has been sympathetically modernised. Retaining many character features the property blends period and modern styling to present a spacious and comfortable living accommodation. Arranged over three floors and including sitting room, kitchen/breakfast room, one double bedroom and bathroom to the first floor with two further bedrooms to the second floor. In addition, the property benefits from a wood burner in the lounge and central heating throughout. From the first and second floors, far reaching views can be had over the village rooftops towards the river and the countryside beyond. There is also ample free parking (no permit needed) in the village river-side car park which is in walking distance of the property.


Situation
The Tamar River and viaduct are a beautiful feature of Calstock. The village green, with children`s pirate ship play park, is situated right next to the river and slipway. Perfect to access with a kayak or even a gig rowing boat if you fancy a go with the Calstock Gig Rowing Club. On a sunny day there`s plenty of space and tables for a drink or a picnic by the river.

Further downstream

(about a five minute walk) the Calstock Boat Yard has recently changed management. They describe themselves as `a small, friendly yard run as a place that makes boats and the river Tamar as accessible as possible. We all do this stuff for fun.....so if you like just messing around in boats, whether that`s kayaking, or fitting out a blue water cruiser we can help you`. Their honesty cafe with great cakes is a relaxing place by the river not to be missed.

The latest couple of additions to the village are the incredible traditional gelato ice-cream shop and the newly opened Lishe cafe serving homemade savouries and cakes.

The beautiful Limekiln Gallery hosts friendly open evenings each season. This is located next door to `Make Do and Mend` who offer repairs, bespoke made items (such as curtains etc) and buy and sell high quality second hand clothes.

There is a very comprehensive network of footpaths in the area for keen walkers and the Tamar Trail passes through the village. Calstock boasts two thriving public houses, a primary school and a village shop; there is a regular train service into Plymouth city centre (approximately half an hour by rail and 20 miles by road). There are also bus services to Tavistock (approximately 8 miles away) and Callington (approximately 6 miles distant) with easy access to both Bodmin Moor and Dartmoor.
