SITUATION: Lourdes is situated at the bottom of Florence Hill, which is on the northern side of Callington, within walking distance of the main shopping centre. Alterations to this part of Florence Hill means that Lourdes fronts what will be a No Through Road. Callington itself is a small town situated in east Cornwall, approximately ten miles from the larger towns of Launceston and Tavistock, and 14 miles from Plymouth, which is therefore within commuting distance via the Tamar Bridge at Saltash. Amenities in Callington include a varied shopping centre and Tesco store, places of worship, schools of repute, medical centre, library and bus services. The Kit Hill Country Park is within a mile of this property, providing outstanding views and excellent walking facilities, as well as landmarks of historic interest. There are also many sporting and recreational facilities available in the Callington area, as well as nearby golf courses at Launceston and St Mellion.

DIRECTIONS: From Callington town centre proceed down Church Street and turn left onto the Launceston Road. After passing the Community College, take the next narrow lane, leading off to the right (ultimately to be closed) and follow the road around to the left. Lourdes will be found after another 50 yards, on the right hand side.

BATHROOM: 6'4" x 5'2" (1.93m x 1.57m) Recently refurbished with white suite, comprising panelled bath with shower over, pedestal hand basin and close coupled WC. Wall tiling behind suite, radiator, fitted carpet, opaque window.

UTILITY/WORKSHOP: 13'3" x 5'10" (4.04m x 1.78m) Of timber construction and adjoining the kitchen. Plumbing for washing machine, electricity/power connected.

OUTSIDE: Gravel hard standing area at the side and rear of the bungalow, providing ample off-road parking. Gated access to an enclosed slabbed patio/utility garden, with colourful flower bank/border. The property backs onto open playing field.
