SITUATION
The bungalow is situated on a small private development with little passing traffic and being extremely convenient for the town centre and amenities, most of which are within 1/2 a mile of the property. Callington offers a variety of recreational facilities with the Callington Community College having received an excellent Ofsted report and the school is roughly 1/2 a mile from the property. The towns of Tavistock, Launceston and Liskeard are each within some 10 miles, whilst the city of Plymouth is some 15 miles to the south being the major retail centre for the area together with cross channel ferry service, airport and mainline
station. The St. Mellion golf and country club is some 3 miles south of the town.

DESCRIPTION
From the road double gates open onto a tarmac drive with access from a passageway to the side of the garage together with paved path across to the main entrance with the property briefly comprising the following.

Entrance Hall is T-shaped with all main rooms directly off together with built-in airing cupboard with copper cylinder having supplementary immersion heater. The Sitting Room has a cut stone fireplace with fitted coal effect gas fire convector heater with window at the front having a direct view across to Kit Hill. Kitchen/Diner has been refitted and includes one and a half bowl stainless steel sink, built-in electric oven with four ring hob over and hood/light, space for appliances under worktop and cupboard concealing the gas fired boiler for heating and domestic hot water. A window overlooks a very private rear garden with distant views to Bodmin Moor. A convenient door off the kitchen gives access to the side passageway linking the front and rear together with access to the integral garage and also the Utility Room again with one and a half bowl sink, space and plumbing for appliances and window to the garden.

There are Three Bedrooms with the main double room being at the front again with view to Kit Hill. Bathroom is fully tiled with a white suite having shower attachment to bath, fitted shower screen and chrome heated towel rail.
