SITUATION
This family house is extremely well positioned for access to Callington College which virtually adjoins at the rear whilst the town centre is only a few minutes walk away.    The town offers a good range of recreational  facilities in addition to shops, health centre, etc. with a bus service connecting to Plymouth.   Nearby major towns are Tavistock, Launceston, Liskeard and Saltash each within some 10 miles travelling distance with Plymouth being slightly further away via the Tamar Bridge and being the
major retail centre for the area.   

DESCRIPTION
A terraced property offering spacious family accommodation which would benefit from some improvement and decoration.   In brief the accommodation comprises enclosed double glazed Porch with inner door to Hall which has separate doors to both reception rooms however the two rooms are linked internally by a wide archway with the Sitting Room having rustic stone fireplace and T.V. shelf with the fireplace having been temporarily sealed internally.  The Dining Room fireplace has been sealed over and is vented and both fireplaces have nearby gas points, although it is unsure whether these are in working order.   The sitting room has a bay window to the front with a view beyond the properties opposite stretching to some of the rural outskirts of the town. The Kitchen has a door to the rear garden and built-in rear cupboard which contains the gas fired boiler for central heating and hot water.  

There are two cupboards under the staircase which features a superb newel post with the wooden staircase ascending to a split level Landing with two built-in cupboards and all first floor rooms lead off.   There are Two Bedrooms to the front having enhanced views stretching to Caradon Hill on Bodmin Moor, whilst the Third Bedroom has a view over the rear garden with Callington College beyond.     The well proportioned Bathroom is part timber panelled and has a bath in addition to separate shower with electric unit, wash basin and W.C. and there is also a Second W.C. with access off the landing.

OUTSIDE
The front garden comprises a small lawn to the side of the entrance path/ steps with the main garden being at the rear which is fully enclosed mainly down to lawn with a hardstanding area, Shed and Store, clothes line and the main part measures approximately 60’ x 15’ (18.29m x 4.58m).  There is a path the length of the garden to a hand gate and a footpath leads to the
Single Garage which is the last but one in the block at the rear of the house having a white door.

From Kivells office in Callington turn left and proceed to the traffic lights turning left onto the Launceston A388 road.     Proceed for approximately ΒΌ where the property will be found on the right hand side between Urban Terrace which is the exit road from Callington College and the entrance to Callington College just a short distance further along on the right.   To locate the rear access and the garage, proceed up Urban Terrace where the garage to Number 32 is the second down from the top with a white door.
