SITUATION The property is situated in the beautiful and tranquil former farming hamlet of Landreyne. This is in the Lynher Valley, close to Bodmin Moor some 8 miles to the south of the market town of Launceston, known as the Gateway to Cornwall. At Launceston there is a comprehensive range of shopping facilities including 24-hour supermarket, doctors, dentists and veterinary surgery together with places of worship, fully equipped leisure centre, two testing 18-hole golf courses and numerous shopping and social clubs. At Launceston you have access to the A30 trunk road, which connects the Cathedral Cities of Truro to the west and Exeter to the east. At Exeter there is access to the M5 motorway network and mainline railway station serving London Paddington. The nearest mainline railway station is Liskeard, 8 miles away. To the southeast lies Plymouth, some 23 miles distant, which offers numerous shopping facilities in addition to cross channel ferry serving France and Spain. International airports can be found at Newquay and Exeter. DESCRIPTION This substantial stone and granite quoined barn with slate hipped roof was constructed at some point during the 1850s. It has currently been converted to a two-bedroom letting unit with the additional benefit of a large workshop/studio on the ground floor. There are lawns to the front and rear, and ample parking. ACCOMMODATION UPPER FLOOR ENTRANCE Wooden framed double glazed doors with slate threshold lead to: LARGE LIVING/DINING/KITCHEN AREA This open-plan room has French windows and a fully glazed door, both with uninterrupted views of the garden, the mature trees beyond and open country. A recessed window on the opposite wall has a window seat with cupboards below, and views across the rear lawn and farmland. Arrow-slit windows provide further light and ventilation. It has a wooden floor, a high ceiling and lighting track and lights on a dimmer switch. Set on a slate plinth is a wood-burning stove (multi-fuel), which has a back-boiler that assists the heating of hot water. The two night storage heaters each have an oak shelf above. In front of this is a free standing base unit comprising of a two ring electric hob with space for microwave oven to one side, topped in black granite with shelves below. Loft hatch to storage space which runs the full length of the living/dining/kitchen area. Leading from the kitchen area an oak door frame and lintel to: BEDROOM 1 Double bedroom with sloping ceiling. Double glazed wooden framed windows and shelves below with uninterrupted view to the front garden and open countryside beyond. Night storage heater with oak shelf above, phone point. Full height built-in wardrobe with hanging rail and under eaves storage to the side. Velux roof light with black out blinds in the sloping ceiling, exposed beams. EN SUITE Fully tiled built-in shower with thermostatic control. Wall hung basin with tiled splash back, low level WC, wall hung electric convector heater, heated towel rail and Vent-Axia. BEDROOM 2 Accessed directly from the back garden via a part glazed wooden framed door to a tiled entrance area. Two deep inset windows with slate sills and views to the side and the front of the property. Wooden hanging rail with shelf above, night storage heater. EN SUITE Vanity basin unit with low level WC, enclosed fully tiled shower with thermostatic control and seating area. Light with shaving point, Vent-Axia and wall mounted heater. STUDIO/WORKSHOP (GROUND FLOOR) Entrance on both sides to a large open space with oak beamed ceiling via a wooden frame part glazed door. Central garage style wooden doors with access to the parking area. To the rear of the space is an enclosed UTILITY ROOM with a tiled floor and appliance space for washing machine and dryer. In addition there is a low flush WC and wall hung basin. On the back wall of the studio area is a deep inset stained glass window with slate sill. This area could easily be adapted to provide further living space, for example a kitchen-diner, plus a third bedroom, a bathroom and stairs to the upper floor. The entrance drive is on the lower side so continue past Landreyne Old Farmhouse and turn right after the wooden fence, along the tarmac drive, over the cattle grid and right again into the courtyard.
