" This very well presented, extended semi detached home is situated on a larger than average level plot, in a highly desirable Crescent, within easy access to Burraton Community School. The property has been developed over time to include three upstairs double bedrooms, a full width lounge, large kitchen, separate dining room/fourth bedroom, utility room, downstairs WC, front porch and modern bathroom and also benefits from a stunning level rear garden with large patio area, recently renewed gas central heating boiler, uPVC double glazing and driveway parking. An early internal inspection is strongly advised. Ground Floor Porch: A white composite door with patterned double glazed inserts opens into the entrance porch, the first of several useful additions to the property. To one side a uPVC double glazed door opens out into the rear garden and, on the other, double doors open into a fitted cupboard, ideal for shoe storage. A further glazed panel door provides entry into the: Hallway: In the hallway, stairs ascend to the first floor accommodation and doors open either side into the lounge and kitchen. Another door opens into a deep storage cupboard, used by the current owners for coat storage. Lounge: c. 17' 0" (5.18m) max. x 13' 1" (3.99m) max. The lounge is an L-shaped room which extends the width of the property and features a uPVC double glazed window and tilt & slide patio doors which provide access out into the rear garden. In one corner a door opens into a large cupboard, offering yet more substantial storage space. Kitchen: c. 15' 3" (4.65m) max. x 8' 7" (2.62m) max. The sizable kitchen is extended to the front and features a range of traditional eye and base level units accompanied by a rolled edge work surface and contrasting tiled splash backs. Two windows offer much light from the front and side aspects, the latter with a one and a half bowl stainless steel sink inset beneath. Space (and plumbing where applicable) is available for a dishwasher, an upright fridge or freezer and a gas cooker, which features a fitted overhead extractor. Doors open either side into the utility room and: Dining Room/Bedroom 4: c. 15' 3" (4.65m) x 7' 9" (2.36m) The second reception room has been created by conversion of the integral garage and features a uPVC double glazed window to the front, along with quality wood effect flooring. Currently housing the owners family dining suite, the room also offers potential as a fourth bedroom. Utility Room: The utility room is another useful addition, which houses the recently renewed gas combination boiler and offers space and plumbing for a washing machine and dishwasher. A uPVC double glazed window opens to the front aspect and a door opens into the: Downstairs WC: Essential for any growing family or guests, the downstairs cloakroom features a modern low level WC and corner mounted wash basin along with an obscure uPVC double glazed window opening to the side. First Floor Landing: The stairs from the hallway ascend onto a spacious landing which features a large airing cupboard with slatted shelving and doors opening into all first floor rooms. A large ceiling hatch, with fitted pull down ladder, opens into a loft space which, we are advised, features boarding, power and insulation along with a modern digital TV aerial with signal amplifier. Bedroom 1: c. 17' 0" (5.18m) x 8' 5" (2.57m) The master bedroom stretches the width of the property and features twin uPVC double glazed windows to the front aspect, along with large fitted wardrobes with two double opening doors, lining the majority of the length of one wall. The ceiling houses an array of inset spotlighting and a digital TV aerial and phone point are also notable. Bedroom 2: c. 10' 0" (3.05m) max. into doorway x 9' 6" (2.9m) The second bedroom is another sizable double, featuring a uPVC double glazed window overlooking the rear garden and a further digital TV aerial point. Bedroom 3: c. 10' 0" (3.05m) x 7' 2" (2.18m) The third well-proportioned bedroom shares the aspect over the garden to the rear via a further uPVC double glazed window and again offers a fitted digital TV aerial point. Bathroom: The bathroom is beautifully presented with full height tiling and a modern white suite comprising a contemporary corner mounted basin, low level WC and P-shaped bath with corner mounted mixer, a fitted curved glass screen and wall mounted mains shower. An obscure uPVC double glazed window opens to the side and a curved chrome towel rail/radiator is wall mounted. Outside Front: The front of the property features driveway parking along with an area laid to lawn, with well manicured mature shrub borders. A pedestrian pathway leads along the side, where five steps lead down to the front porch door, and continues to the rear, where there is an additional communal parking area. Rear Garden: The stunning rear garden maximises the additional space made available by the larger than average plot and is separated into two main areas. The first is a large, level patio area, great for outside dining, barbecues and entertaining, which is separated from a well maintained level lawn, by a low level wall. High perimeter walling encloses the whole garden which, assisted by the fact there are bungalows behind, provides a decent level of privacy. Additionally there is is a hardstand, currently occupied by the owners' shed and flower borders. Other Council Tax Band: C Directions Please refer to map on web details or call for directions. "
