" A magnificent late Victorian detached residence which provides a wonderful family home with spacious six bedroom accommodation, and which has also been successfully run as an award winning guest house. The property is beautifully presented, combining modern kitchen and bathroom fittings with original period features which include bay windows, high ceilings, some with coved cornices, and feature cast iron fireplaces. The majority of the windows have been replaced with good quality double glazed wood effect UPVC windows, in keeping with the originals, and there is a gas fired central heating system with two boilers in the bathroom cupboard on the first floor. There are solar panels which supplement water heating. The property occupies a prominent position on the corner of Park Road and Nene Road and many rooms have views down Park Road to the sea. The large reception hall features an attractive staircase with carved oak balustrade and this leads to an equally impressive first floor landing with archway and window having fine sea views. The three reception rooms include a well proportioned sitting room which has a superb corner bay window with porthole windows to each side. The well equipped kitchen is fitted with white, gloss fronted units and includes two Neff double ovens, built in six-burner hob and fridge freezer. Adjoining is a breakfast room with south and west facing windows which give views over the garden. On the first floor are three individually styled bedrooms, each with en-suite shower or bathroom. There is also a family bathroom on this floor, and then two further en-suite bedrooms on the second floor. The well maintained gardens include an excellent fruit and vegetable area, garden shed, garage and off street parking space. Should prospective purchasers wish to continue operating the bed and breakfast business then the contents and equipment are available by negotiation. 

HUNSTANTON Hunstanton is a coastal town and resort facing the Wash. It is unusual because you can see a sunset over the sea, being the only town on the east coast that faces west. The beach is long and sandy and is famous for its striped cliffs. There are two supermarkets, a selection of schools (primary and secondary) and a range of shops. For the golfers there is the superb championship golf course - Hunstanton Golf Club and nearby, The Royal West Norfolk Golf Club at Brancaster. In addition, Searles Holiday Park and the nearby Heacham Manor have their own courses. The Sandringham Estate is a short distance away with its Country House and walks through Sandringham Woods.
