" A modern first floor apartment in a purpose-built block set in a magnificent location just outside the city of Oxford. Residents have access to a large lounge for social gatherings, hobby/activity room and a laundry service. There is also a guest suite and the services of a part time block manager. The accommodation may be reached either by stair or by lift and is arranged one floor with the benefit of an alarm service. The light double aspect living room has coved ceiling and Juliet balcony. An archway connects this room to the kitchen. This is appointed with matching range of floor and wall cabinets and will be sold with an electric cooker with hood above, stainless steel single drainer sink and space for a fridge freezer. The double bedroom to the far side of the apartment has a built-in wardrobe. The adjacent bathroom has a bath with mixer taps, heated towel rail hand basin and low flush WC, extract fan and electric shaving point. Ceramic tiled surrounds. The property benefits from electric heating and sealed unit double glazing.
As the name implies, Parklands comprises of approximately 23 acres of parkland surrounding the impressive redbrick Victorian mansion Oaken Holt (now a residential care home and famous as the location of the hit 1990s BBC sitcom "waiting for God"). It is approached via a sweeping tree-lined drive that leads to an area of residents‘ parking that is available on a first-come, first serve basis. There are views towards far more reservoir from the elevated gardens and there is a bus stop at the foot of the drive served by frequent buses to Oxford and Witney.
Tenure: The property benefits from the remainder of a 99 year lease granted 1st November 1985 with a peppercorn ground rent. We have been advised that an extension of 90 years could be purchased for a premium of £8,150 plus costs (estimated to be £1,392). SITUATION Located in the Royal County of Berkshire until the local government boundary changes of 1974, Farmoor lies approximately 3 ½ miles west of the dreaming spires of Oxford.
