This originally three bed mid-terraced home located in the town centre of Beccles has been made into a spacious two bedroom with an upstairs bathroom. The property has two double bedrooms, sitting room with gas fire, kitchen-diner with original floor boards, study and south-facing rear courtyard garden with lean-to shed.

The Property

The kitchen-diner has original wood floor boards and duck egg green fitted cupboards along three walls for plenty of storage, there is space for an under the work surface fridge and freezer, washing machine and dishwasher, there is an integrated electric oven and gas hob. The kitchen has space for a table and chairs as well as leads to a rear lobby that opens into the courtyard garden, study and stairs to the first floor. The study would have originally been the bathroom and also has a lean-to external storage shed attached to the back of the room, this would allow for the potential of a down stairs cloakroom as the plumbing is still close by, the study might also be handy converted to a utility room depending on your requirements. To the first floor are two double bedrooms, one very spacious double bedroom with two windows to the front aspect and the second double room with a south-facing window, both rooms have painted floor boards. The bathroom was originally a third (small double) bedroom and comprise a bath with shower overhead, sink and WC but also has useful storage cupboards and is roomy for those who like a spacious bathroom. All doors and windows are uPVC double glazed.

Outside

Location
The property is located within easy walking distance to the train station, Tescos and town centre of Beccles, which is a busy market town with many shops, restaurants, schools, pubs and supermarkets. A market selling fresh produce is held every Friday in the town, there is a local bus station which runs a regular service to Lowestoft, Norwich and many of the smaller villages around. The town is located on the Waveney River which is a gateway to the Broads network. The train station runs a link to London Liverpool Street via Ipswich, and the unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.

Directions
From the Beccles office head out of the town centre via Station Road, at the end of Station Road turn right on the round about onto Gosford Road, then take the next right onto Fair Close where you will find the property on the left hand side.
