" Tucked at the end of a Victorian terrace, this attractive property enjoys a prime town centre location alongside period charm and elegant proportions.

A sympathetic front extension provides an entrance vestibule/snug and gives way to the rest of the ground floor accommodation. A large open plan sitting/dining room serves as a wonderful centre point to the home with an exposed brick fireplace with Norfolk pamment tiled hearth. A spacious dining area leads to the kitchen at the rear of the property featuring an array of modern fitted units with integral oven and gas hob with further space and plumbing for white goods. Behind the kitchen, you will find a well-appointed downstairs shower room.

To the first floor there are two double bedrooms with fitted wardrobes. Both rooms benefit from large windows flooding the rooms with light. The two bedrooms are served by the second floor family bathroom with a contemporary three-piece bathroom suite.

Outside, the property is nicely set back from the road with a small lawn and cobbled footpath leading to the front door bordered by well stocked mature flower beds. An attached brick built store is also easily accessed from the front garden. 

SITUATION/LOCATION The cottage commands an enviable and highly convenient location within a colourful terrace of period cottages just off the centre of town. Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty. The town existed before the Norman invasion but was destroyed by fire in 1708. It had to be rebuilt and we're very lucky that the timing meant that the Georgian style was used. The main street is lined with colour-washed Georgian buildings, many of architectural importance. There are tea and coffee shops, lots of antique and curio shops, food shops and delicatessens, banks, independent shops and, of course, historic Gresham's School founded in 1555. The North Norfolk coast at Blakeney is six miles away due north. There is good sailing, golf, bird watching and many good beaches nearby. The North Norfolk Steam Railway has its terminus on the outskirts of the town and connects Holt with the seaside resort of Sheringham six miles away. The cathedral city of Norwich is just twenty-six miles distant. From Norwich, there are direct trains to London Liverpool Street and Norwich Airport is a convenient worldwide gateway via Schiphol Airport.
