" A stunning newly built detached house, located at no. 1 Ringley Road, arguably one of the finest residential areas North Manchester has to offer, being within minutes of the motorway network, the City Centre and of course a short drive to Manchester Airport. With superb local facilities to hand including shops and schools this truly is a prime location. Through its sleek and stylish entrance the house has simplistically styled family accommodation ideally suited to modern living, the accommodation comprises; reception hall with angular gallery over, living room, games room, office, dining kitchen with utility room off, first floor, five bedrooms (master with ensuite and dressing room), family bathroom. Outside the property is approached via contemporary timbered gates leading to a large forecourt and an integral garage. To the rear there are southerly facing enclosed lawned gardens and raised decked patio with an additional side play area.

DETAILS The criteria set by the current owners for 1 Ringley Road, while it was on the drawing board, were a spacious family home suited to a modern lifestyle. Its design has proved to be just that and has more than lived up to the familys expectations.

This five bedroom house, is situated in what is widely regarded as the most prestigious road in Whitefield in a Conservation Area. There was a bungalow here when we bought the site, explains the owner. and we worked with our architect to design a new home which would suit us all, and one where the exterior would fulfil any restrictions from the local authority.

The result is a large contemporary property which has been finished to an extremely high standard. No compromises have been made by the owners, who spent time sourcing top quality materials, such as floors and heavy fire doors, made from Canadian maple. The exquisite kitchen and bathrooms have been designed and supplied by a local company.

Stepping inside the entrance at 1 Ringley Road, the hall makes an impressive statement. It has a porcelain tiled floor imported from Spain and the oak staircase rises to a stunning galleried landing along three sides. The kitchen too is sleek and contemporary yet has taken account of all the practicalities for a family. There are deep drawers with wooden work surfaces and a large dining area. This room is central to our lives, says the owner. We have an enormous house yet we still all end up in the kitchen! But then it is a bit more than just a room used for cooking and preparing meals. We also have a plasma TV screen, table and chairs plus French doors out onto the decking and the garden.

This house has been everything I could have hoped for in a home, continues the owner. The children have plenty of space which they enjoy my daughter has both a bedroom and a playroom for herself, and my son who is a teenager has a bedroom with an en-suite. I work from home and have a fully functioning office which makes life very easy.

Nothing has been overlooked at 1 Ringley Road with the house having underfloor heating throughout, an integrated air conditioning system, and a security and alarm system connected to the police. The level of storage was also important, as the owner emphasises. I hate clutter so we incorporated cupboards and drawers wherever possible and to that end we even have a golf cupboard!

The high level of design hasnt just been restricted to the main house with considerable thought being given to the garden and driveway. The property is approached through solid wooden gates which are electronically operated onto a block paved drive with parking for about 12 cars. The back garden is south facing and everything about its landscaping has taken the position of the sun into account with a gazebo, an area for a large garden trampoline and even the washing line tucked to one side of the house.
