" A three bedroom semi-detached family house with a single garage. The property is situated in a semi-rural position in the village of Bersham; local amenities, primary schools and playing fields can be found in nearby Rhostyllen. Bersham has convenient access to the A483 Wrexham by-pass with onward connection to Oswestry and Chester.

The house is fitted with timber cased double glazed units, the timber frames are stained mahogany. It is heated from a gas fired central heating combination boiler. The property has recently been decorated throughout and fitted with a modern kitchen and new bathroom.

ENTRANCE HALL
To the side of the property, the front door leads into an entrance hall. Off the hall are the kitchen, lounge and stairs leading to the bedrooms.

LOUNGE
Looking out into the garden the living room has a sliding patio window. The walls are decorated in magnolia emulsion; the floor is laid in a felled timber effect laminate. A cupboard under the stairs is useful for hiding the vacuum cleaner etc.

KITCHEN
The kitchen is fitted with a range of ash effect shaker style wall and base units.
