" Refurbished to a very high standard; Ty Awen is a large Victorian semi-detached house. It has three bedrooms, two reception rooms, study and utility room. The property has gardens and private car parking. The village of Marchwiel is on the Whitchurch Road 2 miles from Wrexham and 3.5 miles from Wrexham Industrial Estate.

The interior of the house has been fully refurbished to include the fitting of uPVC double glazed windows, gas central heating, new fitted kitchen and bathroom. Decorated in earth colours with the luxury of Simon Boyd curtains draped over some of the windows; new carpets are fitted in the living room and bedrooms. The four panel internal doors, skirting boards and architraves, balustrade and handrails are gloss painted white.

ENTRANCE HALL
On entering the property, the hallway leads the living room and dining room. A herringbone pattern parquet style ceramic tile floor has been laid. Stairs lead the first floor accommodation.

LIVING ROOM
The focal point is the fireplace: the chimney catchment space has been opened to reveal the original brickwork. An ornate wall mirror with a gold leaf effect frame is hung above the fireplace. The room features the original style plaster coving; lined Simon Boyd curtains dress the bay window.

DINING ROOM
A harvest oak style laminate board has been laid on the dining room floor. A wood-burning stove is recessed into the chimney breast. The feature wall is emulsion painted olive green.

KITCHEN
The kitchen is fitted with good quality cabinets that have a chestnut colour natural wood style door and drawer fronts. The fridge and freezer are integrated into the kitchen design; a gas hob is connected above the built-in electric oven and grill. Other appliances supplied include a washing machine and dishwasher.

UTILITY (LAUNDRY) ROOM
At the end of the kitchen is a utility (laundry) room in which is connected a tumble dryer.

BEDROOM ONE
The three bedrooms are emulsion painted magnolia and fitted with a biscuit colour carpet. Lined ring top Simon Boyd curtains are hung from bronze effect poles in the first and second bedrooms.

BEDROOM TWO
A gent's wardrobe with three deep drawers has been left in position. The second bedroom will accommodate a double bed; the room has unobstructed views of open fields.

BEDROOM THREE
The smallest of the three bedrooms: suitable for single occupancy.

STUDY
On the first floor there is a forth room that has been used as a study.

BATHROOM
Tiled to ceiling height, the bathroom walls have the look of natural stone in a ceramic tile. The white sanitary ware is installed together with birch effect bathroom furniture that includes a vanity unit and back-to-the-wall toilet cabinet. The generous floor area has allowed a walk-in shower enclosure to be constructed and for a panel bath to be fitted. Accessories include a wall mirror and toiletry cabinet (not pictured).

GARDEN
The garden is predominately lawn with mixed boundary hedges and a flowering shrub border. In part uneven, the rustic footpath is a mix of brick, terracotta tile and paving slabs. A lawn mower is supplied.

PARKING
A track leads between neighbouring properties to a designated parking area at the rear of the property. There is space to park multiple cars.
