Location Langdale Road is located in Newton which is a popular family orientated, residential location that mainly consists of a mix of two to three bedroom family homes. Many of the streets are tree lined which adds to the appeal of the area. Close by you will find riverside walks, a children's play park and a variety of local amenities. Easy access can be obtained to both the main city centre and the M6 motorway making this an ideal area for commuters. Buyers will also find that canal walks are also not far away which will lead into the city or out into open countryside. Overview This semi detached home is surely worth a look around. In need of some TLC it offers buyers an excellent investment property or a fantastic first time project. It's size, proximity to the city centre and its lovely gardens will surely appeal. Once inside, the home briefly offers a great sized lounge and a sunny kitchen/diner on the ground floor. On the first floor you will find two bedrooms with the master room running from front to back and a good size single to the front. The family bathroom offers space to accommodate a 3 piece suite. Once outside you will find a large mature garden to the rear and a courtyard to the front complete with rose bush. This home has the added bonus of being offered with no chain. The Ground Floor The spacious lounge spans the length of the home and benefits from windows to 2 aspects. In need of some re-decoration it currently sports bright citrus coloured walls and a gas heater to the centre of the room whilst French doors open out onto a raised terrace to enjoy the south facing garden. The original floorboards give the room a warm and inviting feel.

The modern fitted kitchen also runs the length of the home and again offers windows to 2 aspects. To one end of the room the kitchen is fitted with light beech effect units and a contrasting black granite effect work surface. There is ample storage space within the cabinetry and a fitted oven and hob. There is room to accommodate all of the expected appliances both large and counter top. Towards the other end of the room there is space for a dining table and chairs and a pantry area. The First Floor The staircase rises through the centre of the home where the landing splits in two. To the right of the home sits the spacious master bedroom. occupying the same floor space as the lounge it also offers windows both front and back. there is more than enough space to accommodate a king size bed and an assortment of accompanying furniture. Again the room could do with fresh decor.

The second bedroom is currently a good size single bedroom sitting at the front of the property. the room is 'L' shaped due to a large built in recess housing the water tank. The introduction of a combination boiler would free the space up allowing for the room to become a smaller double. Again the room is in need of decorative flair.

The bathroom resides at the rear of the house and features a white 3 piece suite consisting of bath with shower overhead, W.C, and wash basin. tiled in white and champagne with a pebble effect lino flooring, it offers a neutral blank canvas for accessories to brighten! The Outside space The real selling point of this home has to be the sizeable rear garden. stepping out from the house viewers will find them selves on a south facing, raised decking, perfect for summer evenings. A long lawned area provides a place to play whilst a veg patch and a raised rear terrace complete the package. Outside storage can be found in the shape of a concrete garage sized building and maturely planted borders make it a most pleasant space in which to relax.

The front of the home is set back from the tree lined street by a walled, courtyard garden, planted with a selection of shrubbery and roses bushes. Extra Information - The home is UPVC double glazed throughout
- The home has GCH
- The property is Council Tax Band A "
