" Number 10 Cairnhill Gardens is a fine property within a popular and desirable residential area, located in a quiet, almost traffic free cul-de-sac. There is easy access to local amenities including schools and the town centre of St Andrews, with its university, shops, restaurants, beaches, golf courses etc. The property requires some modernisation and upgrading but presents potential to provide a comfortable and desirable home. It benefits from gas fired central heating at ground floor level, backed up with sealed unit double glazing throughout. At ground floor level the front door opens to the spacious and bright hall where a door opens to the lounge. This is a generously proportioned room with a large window overlooking the front garden. From here doors opens to the kitchen and to the dining room. The kitchen is to the rear of the property with a door that opens to the back garden. It is fitted with basic units and sink and drainer, but would require full upgrading. The dining room is also to the rear of the property and could be used as a third bedroom if desired. It has a window looking over the rear garden and a hatch opens to the kitchen. Also at ground floor level is the bathroom. This is well presented and fitted with a three piece white suite comprising bath, w.c and sink.
