" This outstanding detached period cottage has been the subject of a comprehensive restoration and sympathetic extension program, resulting in a charming home of immense personality. The property retains a wealth of original features and is complemented by a stunning rural setting, set back from a quiet lane in the very sought after area of Hunston Green.

With origins dating back to around the 17th century and thought to have originally been built as a barn, this delightful home has been used as a very successful holiday let for the current owners, and displays features including many exposed breams, a fine Inglenook fireplace and polished brick flooring.

The beautifully arranged accommodation is offered with no onward chain and currently in brief comprises: traditional entrance door opening to an entrance porch, with door to a delightful sitting room retaining a brick floor, windows to front, rear and side and a fine Inglenook fireplace with wood burning stove. The study/dining room has a windows to front and rear, exposed beams, quarry tiled floor and staircase off to first floor.

The kitchen breakfast room is a light and airy room, fitted with a range of units providing drawer and cupboard space beneath wooden preparation surfaces, whilst complemented by built in appliances and extractor hood. There is a pamment tiled floor, windows overlooking gardens, and two doors to gardens. The cottage is approached down a charming brick pathway leading to a front garden area stocked with an abundance of flowering plants and shrubs. The gardens are mostly laid to lawn whilst enclosed by mature native hedge row trees providing an excellent degree of privacy. There are a variety of mature trees including apple and wild plum trees and an abundance of wild berries. The gardens also provide countryside views. Outside the kitchen doors there are also two brick herringbone terraces that provide useful outdoor living areas. Situation The cottage occupies a wonderfully tranquil setting set back from a quiet lane whilst surrounded by open countryside. Hunston Green is a small hamlet of only a handful of cottages and farmhouses. The property is located on the edge of the village, which is situated approximately nine miles from the historic market town of Bury St Edmunds and its excellent range of everyday facilities on offer. Convenient access is also gained to the market town of Stowmarket which has a main line link to London. Directions From Bury St Edmunds proceed north east along the A143 towards Diss, passing through Great Barton, and turn right signposted Norton onto the A1088. Take the next left towards Stowlangtoft. Follow the road into Hunston and take the lane on the right. Follow the lane where the entrance to the cottage will be found further on the left hand side.
