Renovated in the 1990s by a local firm of builders, the cottage retains features including fireplace and exposed beams, whilst complemented by generous garden and off road parking. The accommodation currently in brief comprises; Entrance door opening to Entrance Porch with door to Sitting Room; a comfortable reception with exposed timbers and fireplace with wood burning stove. Window to side and stairs off to first floor. Door to inner hall with door to garden and built in cupboard. Kitchen, fitted with a range of units, oven, hob, oil fired boiler and window to rear. Cloakroom, fitted with sink and WC. On the first floor is a landing, two bedrooms and a family bathroom completes the accommodation.

Outside To the front are areas of garden and a driveway providing off road vehicle parking. Side access leads to the rear gardens which are stocked with numerous flowering plants and shrubs. There are lawned gardens and a terrace. Location The cottage is situated in a quiet setting on the edge of the village. Felsham is a highly regarded village providing local amenities which include a post office/stores, public house, parish church and garage. The village is situated approximately 8 miles to the South East of the thriving market town of Bury St. Edmunds with its superb range of shops, schools, leisure and cultural facilities. The market town of Stowmarket lies about 8 miles to the East, also with good range of amenities and direct rail service to London (Liverpool Street). The A14 dual carriageway (about 5 miles) provides good road access to Ipswich, Cambridge, Midlands and London/Stanstead Airport via the A11/ M11. Directions When entering Felsham from the direction of Bury St Edmunds and Cockfield, past the village post office on the right and proceed into Lower Green, where the entrance to the cottage will be found on the left hand side.
