" Passionate about the Edwardian era? This 3 bed terrace, with it's period features, will provide a perfect canvas for you to indulge your vision and create your perfect home.A beautiful fire place, dado rails, picture rails and spindles await and there's lots more. Come take a look.

Open the metal gate and step up to the front door. This leads into the entrance hallway, a carpeted area with the lounge and dining room off to your left and the stairs straight ahead. You'll notice a dado rail in here - just one of the many features you'll see during your visit.
Open the first door on your left and step into the lounge.
Your senses will be stirred- the polished wooden floorboards, the ornate ceiling rose, the wonderful fire place with it's wooden surround, the cast iron Edwardian style insert and the black tiled hearth - need I say more? Imagine relaxing in here in the winter months, enveloped in the heat that only a real fire generates.
What about toasting a few marshmallows - or simply being entranced by the dancing flames - you decide.
Next stop - the dining room. Plenty of room in here for family dining - or entertaining friends. This room is carpeted and has a picture rail. One of the alcoves has a fitted wooden unit providing very useful additional storage space.
French doors open out onto the back garden whilst a separate door leads through to the kitchen.
The galley style kitchen has been thoughtfully planned. You'll love the block wood work surfaces and most of all the Belfast sink!
Continue through to a small porch area.
From here it is straight ahead to the bathroom whilst to your left is the back door.
Open the door to the bathroom and you will be very pleasantly surprised. A white roll top bath awaits - how very decadent! Imagine luxuriating in this for hours on end - with perhaps a glass of bubbly or a good read for company. This room is light and airy and the tongue and groove wall cladding to dado rail height really does add to its appeal.
At the top of the stairs to your left the prettiest of stain glass windows lets the light flow in.
The Master bedroom is to the front of the property. A generous size, this light and airy room has laminate flooring and a picture rail.
Your eyes are drawn to the lovely polished wooden floorboards in the second bedroom. This room can also take a double bed.
Finally the third bedroom is a single and has a super view over the back garden.
You can step outside to the rear garden via the French doors in the dining room or the rear door beyond the kitchen. The immediate area is laid with gravel and stepping stones. With borders bursting with mature shrubbery and stretching the full length to either side plus a central lawn you will enjoy spending time in this peaceful, private garden.
The front garden, whilst mainly concrete, has the most beautiful magnolia tree set centrally.
I am reliably informed that it looks so stunning when in bloom that people will stop to admire it and take photographs as yellow is quite rare - most are pink.
To give you an idea of how often these properties become available, the present owners tell me that there are only three previous names on the deeds.
They themselves have been here many years having been attracted to the facts that not only is it near the railway station and shops it is also in the catchment area for Beverley High School for Girls and Beverley Grammar school for Boys. The development of the nearby Flemingate site will further enhance this area with its cinema, shops and restaurants.
