Location
The historic market town of Tring provides a variety of shops, pubs, restaurants and banks and is served by a Tesco Superstore and a Marks and Spencer in the centre of the town. For those commuting to London, Euston may be reached in approximately 43 minutes from Tring Station. Travelling by car, the A41 bypass provides easy access to the M25 at junction 20 and for further routes to the motorway network and international airports. Tring has a variety of schools for all age groups including the well regarded Tring Comprehensive and renowned Tring Park School for Performing Arts.

The Property
The property is accessed via a spacious and welcoming entrance porch which has ample room for the shoes and coats. Coming into the hallway, stairs rise to the first floor with doors leading into the dining room, sitting room, kitchen/breakfast room and a cloakroom. The sitting room which measures in excess of 24ft in length is certainly a key feature of this family home with a wonderful working fireplace and folding doors opening into a light and airy conservatory. The conservatory has two radiators and ceiling blinds making it a usable space all year around, perfect for entertaining friends and family.
The kitchen has been tastefully and thoughtfully re-fitted by the current vendors offering plenty of cupboard space and work surfaces. A dishwasher has been built in along with a fridge/freezer, oven and electric hob with an extractor fan above. There is ample space for a table and pleasant views over the garden via a large window to rear.
The utility room is dual aspect and has again been carefully designed with space for the remaining white goods. From here there are doors to the garage and garden. The cloakroom completes the downstairs accommodation and has been fitted with a modern heated towel rail.
Upstairs the abundance of accommodation continues with three large double bedrooms and two good sized singles and an impressive landing. The main bedroom has the added benefit of fitted wardrobes and bedrooms two and three have large built in cupboards. There is a family bathroom and the added luxury of a separate shower room, perfect for the modern family.

Outside
To the rear of the property is a good sized southerly facing and private garden. A crazy paved patio can be found straight outside the back door and a further area to the rear with a pergola, creating an excellent place for al-fresco dining. The rest of the garden is mainly laid to lawn with raised flower beds and is all enclosed by panel fencing and walling. To the front there is a driveway for numerous vehicles leading to a garage with twin wooden doors. The garage has an extra area currently used as a workshop.
