" If you are a family who want to live in a superb Harrogate location, with three or four bedrooms for everyone and a wonderful garden, look no further.

As soon as you come in to the hallway through the character recessed porch, you will feel the cosiness of this house. The wooden laminate floor that runs from the front door to the study area between the dining room and kitchen, is low maintenance, considering the children will likely kick off their shoes wherever it suits them. There is space for a coat stand, but will the kids use it? Worth a try.

The living room is at the front of the house and you will notice the double glazed bay window, as with all rooms, letting in plenty of light to this bright room. You may also notice the cleverly shaped radiator which complements the bay window. There is also a stone fireplace with wooden mantel, housing a gas fire for the winter time, when you want to curl up in front of the TV, keeping warm.

The dining room is at the rear of the house and easily accommodates a dining table and multiple chairs. As with the living room, there is a stone fireplace with wooden mantel, housing a gas fire. But in the summer months, you can consider just opening the sliding patio doors to the wonderful garden. Maybe you will eat in this room and then have a drink out on the patio, or maybe it will be a BBQ outside.

Between the dining room and the kitchen is a really useful study area. Space for a PC or laptop table, so you can Google to your heart's content whilst still be in proximity to the family.
There is a useful storage cupboard here too, which cleverly used the space under the stairwell. If you are thinking where does the vacuum cleaner go, you have just found it.

The kitchen with plenty of oak cabinets has all you need, a 1.5 bowl stainless steel sink and space for a fridge freezer, cooker, washing machine, dishwasher or tumble drier. The plumbing is all there. Just re-tiled too, to complete the picture. There is a rear door from the kitchen to the garden, which we will come back to shortly.

Finally on the ground floor, the owners have cleverly created an additional room with a sunny bay window, in what was the garage space. It can house a double bed or single bed and a sofa, but if that is not your preference, it will be an excellent study or office or playroom. At the back of the room the space has been creatively used to create a shower room with wash basin and WC, high spec Laura Ashley shower and porcelain slate-effect flooring. The central heating boiler is tucked away nicely here too.
So what will you use this room for?

Before going upstairs, let's go out to the back garden. This is a major feature of this house. It is a 17 meter long and 8.3 meters wide sun trap, mostly lawned and with a fantastic patio area that easily allows a table and chairs for relaxing before, during and after the BBQ's, assuming someone else is burning the sausages. If the kids want to bounce themselves dizzy, you will easily get a large trampoline in this garden, and with ample space for two sheds at the rear. There is also a cleverly concealed gate for side access; very useful for bikes, wheelie bins and the lawnmower.

So, to the upstairs. The stairway has a large side window which lets plenty of light in to brighten the landing area. But it is also practical for safety reasons, designed to be a fire escape too, opening fully for access to the ground floor bedroom roof. On the landing you have a number of choices of direction. To the double bedroom at the front, again with character bay window, the smaller single bedroom at the front, the double bedroom at the rear, separate WC, or the house bathroom.

Both double bedrooms have plenty of space either side of the chimney breasts for wardrobes,and the bright, white tiled bathroom has a bath with shower over and wash basin.

Lastly, there is access to the large loft space from the landing, which has been boarded out for maximum storage. However, you may want to consider converting this space, like other houses in the area, as another living space, subject to building regulations and approvals of course.

There is also a lawned area at the front of the house that borders the concrete driveway. This could be, and has been in the past, graveled over to make parking for two cars. Also be aware that all the main drains under the drive and garden have been renewed in 2014 when the garage conversion was completed. Both front and back gardens have mature hedges and shrubs, providing the privacy you need.
